Where can I search to find info on Property

Hello DG family and others. Today I had a job interview in La Mesa (San Diego,CA) and on my bus ride home I happened to see what I believe is a "distressed" property (tall grass and weeds running amuck, windows boarded on the house and garage). I quickly grab my pen and bus schedule to jot down the address. I've googled the address until my fingers turned blue but am not able to find anything, As of right now I'm trying the county assessor site and haven't found anything yet. This newbie would appreciate any help I can get on this. Please comment or pm me, I sure could use a partner Smiling

Getting phone numbers from Cash Buyers Lists

Do you have access to cash buyers list with names and addresses, but no phone numbers? The best way I have found to turn a name and mailing address into a phone number is www.dexonline.com If they have a listed number it is free, but if not you can pay $15/moonth for access to www.peoplefinder.com where they will give you cell numbers and email addresses if they are available.

Personally I prefer to get someone on the phone because I will have a much better chance to get them interested than relying on letters or postcards which would cost more in the long run and only have a 1-2% response rate.

Tech Tools for Better Property Research

Successful real estate investors come in all types and have a great many business plans, and success doesn’t always require a big operation. However, few real estate investors would be successful without doing the due diligence, the research to get through the many possible properties. Moving properties from “possible” through “probable” to “serious candidates” works best when you gather as much information as possible about the subject properties.

Finding Home Owners Addresses

I have found some abandoned homes that I would like to get more information about. I was able to go to the city's website to get the name of the owner's but I'm having trouble finding a mailing address. I would like to send them a letter asking about their property and possible sale.

Does anyone know the best way to find good mailing addresses for the owners? I've checked the tax assessors website with no luck.

Title Company Needed?

Hi everyone-

We bought a property last month as part of a multi-property deal. We decided to sell one condo today when we got the right offer. We are doing a net deal, but he asked to buy it without using a title company to save on the closing costs. We used a title company when we closed so we know the title is clean. Is all the risk on him? And can we close with no title company? Is it as simple as he gives us a cashiers check and we quit claim deed the property to him?

We would love to hear thoughts on this. Thanks so much for the insight.

Could someone please give me a listing of websites where I can get comps. on a property? My laptop isn't working and I'm unable to remember the sites that I used to run comps on.

Online Property Valuation Sites - Canada

Can Canadian investors please share which sites they use to establish an ARV on Canadian properties when they are not getting comps directly from a RE Agent via the MLS? Obviously comps from the MLS are always best but when you are negotiating directly with an owner and do not want to involve a RE Agent which site(s) do you use to get comps and determine an ARV in order to calculate your offers?

I have directed students to http://www.zoocasa.com/en/zoopraisal# but I wonder if there any any other sites that members of the forum are aware of. Zoocasa is great but I would love to have a few more sites to share with students. Please let me know i you have any other sites you can share. Thanks.

How to Train Your Agent

How to get deals @ 60% ARV First Draft
1. Get a real estate agent who is willing to submit 3-5 offers a day 5 days a week!
2. Give them your property criteria and tell them to get a list of all the properties that not only match that criteria, but are also REO’s that have been on the market for >60 days or that have had price reductions.
3. From that list have them pick the 10 that look the most motivated (willing to negotiate, submit all offers, seller motivated, needs rehab/TLC, price just reduced, etc)
4. Have agent start with top one and get all comps that sold within 90 days within 500ft^2 of the same size, within ¼ mile away.
5. Have them do a CMA Comparative Market Analysis of the property to determine ARV After Repair Value.
