This month i told my self I AM GOING TO DO THIS !!
So i am...but i found a road block that i think has got me every time...I read these blogs and people talk about working out the price or terms.
I just made my first call today, the story
The house is 35k over FMV, so i asked if he was willing to work the price and do a lease option. He said he wasnt willing to work the price so i asked for more time on the lease option * i have a few buyers for the location * and he made a weird noise and said "F#@$ off, i dont have time for this crap"
The house has been on the market for a few years from what i have seen and i know he is probably sick of the calls.
Agent MLS Listings Save Real Estate Investors Time and Effort.

You will receive the client version of the MLS active properties if you do not specifiy that you want the agent version or you are dealing with a retail buyer agent. The agent version will give you a lot more details about the property. There are a lot of different things on this listing that could give you enough information to make offers without seeing the properties. You will make multiple offers this way with contigencies, so you can get the ball rolling.

Finding an Investor Friendly Real Estate Agent in Any Market
April 29th, 2011 | posted by derlingI have found that craigslist is a great place to find investor friendly agenst, but you must search for them in a particular way to find the aces.
Select your state and city then go to the "real estate for sale" section. YOu will have the option to search for "by owner" or "by broker". We want to select "by broker". You then will need to type in keyowrds that will bring back the best results. I recommend trying each of the following:
income property, investment property, cash buyer, investors wanted, investors needed, Handyman special, fixer upper, turnkey rental,and TLC needed.

Rehab "levels" and ARV...Questions
April 23rd, 2011 | posted by JonlubinEarlier today I went through 2 "Rehab" properties and was amazed at the STARK difference between the two...so I wanted to throw out a couple of questions and see if I am thinking correctly as it pertains to "ARV"...
The first house I went into was clearly a "brush-over"...It had "carpet squares" laminate counter-tops and linoleum wood floors, old tub / shower combos, paint some patchwork here and there, new plumbing fixtures, door knobs, new deck and what looked like the "bare minimum" of stuff done to it. This home was in a neighborhood that has an average of 1980 - 1990 Homes around $170,000. This home was listed for $168,000.

go to google dot com
and type in your city housing violations
what you are looking for is your cities' website
that has a list of all the houses that are in violation due to taxes , fire, etc...
and once you get the list you want to contact the owner and ask if they might be interested in selling
most likely they will be
and are motivated
if you can't find it for some reason contact someone at your city housing office and ask how to get the list online if they have one
or to get one
another way to find your cities' list is
by going to google and typing in this

hit search and see what comes up

the day before yesterday i made some bandit signs and put them up and i already have another house under contract.
a guy called me once yesterday
and today when i checked my messages from google voice
so i called him got the info on the houses and what not
the guy owns the house free and clear it's a 2 bed 1 bath arv of :26,500.00 back taxes : 416.24
has tenants paying 500.00 per month and needs no repairs
he told me that his brother committed suicide and he just needed money to pay the bills
so i made him a offer using some software
and he agreed
went over there and put it under contract for below 50 percent of its fmv

I cant find a buyer

I have had a home for a few weeks but i cannot find a buyer for it. I have a buyer's list but they are not interested in the home so i am trying to find someone else.
I have tried a few sites such as craigslist and others but not so much luck. I have read over some people's comments on other talks but most just say "Do this do that"
I wanted to know what you guys do for a quick buyer or to find someone? Any secret site you might use or strategic idea you use.
