I just watched Dean's video about creating a buyer's list. It was suggested to attend a real estate ivestment club meeting. Is this the kind of thing they were talking about?

I found a vacant property that is in poor condition. And the property is used for seasonal only. I'm trying to do a property search for the owners, but getting stuck.
Wanted to know if there is a link were this info was already posted, or any sites I could check.

Just Found A Realtor

I just found a realtor to work with in Philadelphia, PA area.

I have to confess that I am scared of what next to take.

The realtor is former coworker of mine and is knowledgeable about investors/investment. He has sent me tons of leads and promised to send more.

I am posting this forum for advise of how to go. For now, I am just living paycheck-to-paycheck. How do I go about using the information. Also, if there is anyone out there, in Philadelphia Area, interested in joining with me. I would like to hear from the person{s).

I have a very limited buyers list or potential buyers list. This list was accrued from ads in craigslist.

Any I advise out there? I welcome it.

Attn. Texas Land Buyers!

I have a bird dog opportunity to present to any Texas land buyer. My relative just messaged me on facebook saying her husband and his siblings have inherited 53 acres near Seguin and Kingbury Texas. There is also an old farm house with a big shop and pond which will add about 4 more acres. If anyone is interested just send me a p.m. and I will put you in contact with the seller. I have no idea how to deal with a land purchase so I just want to bird dog this to someone who will be able to negotiate the purchase.

Calling home owners

I have decided that i am going to spend this weekend putting up bandit signs and calling home owners.

I wanted to ask as i cant get out much as i am buying and selling away from my home area what things you guys do to find home owners to call them about buying their homes.

I already started looking on rent.com, but any other suggestions would be great..thank you

Found another buyer

While looking for another property for the buyer for my second deal, I found another cash buyer!

I found a property that fits the mold for my buyer. It had a "home made" for sale sign in the yard. I called the number and as it turned out it was another Investor! He said that he buys one a Month and fixes / flips! He owns a Construction company and since things are slow...he "got in to" Flipping.

He told me that he wanted to "move" this house (I know my buyer will get this one as it fit's his mold) and only make a "couple thousand" dollars...so I feel very good that I can get this moved to my buyer. I told him that I find properties for people and that I could get him some GREAT properties and he said "impress me"!!!

Interviewing homeowners that rent property

After reading some journals of other people's i find alot of people are getting their leads just from calling people renting homes.

I read this in the books as well but never really did it, i figured imma get it a shot this weekend.

I am writing to get any suggestions on doing this or rather pointers. Just in case i didnt think of something or read about things not to do and to do.

I know its a broad question, but somethings you just dont know till its brought to your attention.

How to get cash buyers to want to work with you....

I have found that real estate investing is far easier if you don't start out at the bottom of the food chain. Introducing yourself as a brand new investor fresh out of investing school with no money or credit can be the kiss of death. Since I have focused my investing on working with cash buyers to purchase REO's, I have sleep well at night using the below letter to send to cash buyers. Let me know what you think?
