Buyer / Seller List Forms?

Hello Everyone,

I've been searching this website, and through Google, for a good form I can use that is already made up. I'm needing to call a bunch of buyers and sellers back from my signs and can't find a good form. I am excellent with Excel, but haven't had time yet in the past few days to build something. So I'm looking for something quick I can work off of until then, and maybe even use it as a template to create a new modified form as I find more specific questions to ask later.

Lease options in Texas

I know you can lease option if you own the property but as I understand Texas law, a lease option for more than 6 months is not legal here in the Lone Star State if you are financing the property. You have to use wraparounds or a trust. My bankers don't want any part of either one. First, can someone tell me if I'm understanding it right? Second, has anyone in Texas used wraps or trusts? And third, what have you used for a lease option when the property is financed? I hope I'm not duplicating a previous thread. I looked and didn't see it. Thanks to everyone that responds.

Flipping Real Estate Contracts

Flipping real estate contracts can be a great way for new real estate investors to turn profits without assuming the typical risks associated with buying and selling real estate. You're merely finding properties, locking in a sales price with the current owner and reselling that right to another investor to buy the property at the price you locked in.

By flipping real estate contracts you never own the physical property, so you don't have to worry about rehabbing or holding costs. Of course this is attractive because you assume no risk.

How do you start out?

Keep in mind, when flipping real estate contracts the best place to start is with a buyer of your contract.

BANDITS If you AREN'T using them and aren't moving, that's your problem!

GOT to echo this again!! If you AREN'T using bandit signs to draw you leads and you are saying "I can't find any good deals" THAT'S your problem. Use them!

I did another batch of signs out Friday night (09/23). This time only putting out 22 signs. From Saturday to Wednesday I've averaged 13 leads per day (65 total calls logged as of 09/28 @ 2:50 p.m.). Had 2 investors looking to unload inventory. One guy has 8 properties. Another had 2. So far locked I've gotten 4 wholesale deals, 1-Subject To, 2-LO. Will be putting 2 more for sure under contract by Friday (wholesales). Still negotiating a few others out.

Just saying.... STOP thinking, START doing.

i am trying to build mu buyers list using the hud website technique but cannot not find the bid statistics link even though ive read other forums on it on this site but still having difficulty fing it can someone please clarify on how to do this correctly?

Ok y'all I've recently had some folks contact me from my CL ads that I placed saying they are looking in a particular area to buy or rent. I do not have any properties currently under contract but my thought was to contact investors that have properties and I bring the buyers.

Other than contacting the investors and seeing if any of them have anything available in these areas how do I make this work so that I get the ball rolling for myself and my REI career?

How Do I Show Property I Locked up to a Buyer?

I have a few properties under contract and/or assigns. I plan to do a double close on two of them and an assignment of contract on the other. My question is; How Do I Get Access to The Property to Show the Potential Buyer?

I don't necessarily want my buyer to met with the Original Seller because that may make the Seller feel uncomfortable and the buyer. Please assist me with this because I have yet to see it addressed.

Movie Theater Ads ?

Have any of you thought about advertising in the local movie theater? If you have the fund, I would try it for a month and see where it gets you. You can do 15 sec. slides or short commercial spots or a few other things. It was an idea that popped my head, but when I checked on it, the cost is around $2,800 a month, or if you want it to run longer, you pay more.

This would be another way of thinking a little different.
