Drive newer neighborhoods too?

Hi everybody,

Today I drove around in an upscale neighborhood that was built in recent years. I found no vacant or run-down homes there. But in a nearby older neighborhood I quickly found two vacant houses!

Generally, is it better to concentrate only on older neighborhoods? Shall I keep driving around in the newer upscale neighborhoods as well?

(I'm looking for vacant homes in need of a buyer!)

Non-Compete/Non-Disclosure Agreement

Does anyone have a good prototype of an NCND Agreement that they can email me? I'm shopping around for a simple one that covers all the bases. And at what point do you insist that your prospective buyer/seller signs the agreement? Do you request that EVERY person you approach regarding a deal signs this? My practice is to present a deal with numbers only, generalities at first, but do not disclose property location/address until after we have the Non-Compete signed. Am I right in this?

Automated Message for Investors (wholesaling/assignment of contracts)

Hi everyone!! My partner and I just started getting into wholesaling investing. We are in the process of getting our LLC registered with the state and are very excited to get started!! We are brainstorming right now on what message we should record so that when we pass out our business cards targeting investors can dial the number on the card they get a good idea of who we are and draw them in. We are at loss at what else to include or what we should say. I've read a few of the sample messages in Dean's book but I feel that they are mostly targeting Retail Buyers when we are trying to target Cash Investors...am I misunderstanding the message in the book or the concept of investors who use wholesalers?

Automated System VS. Your cell phone !?!?

Okay people, I know DG is all about using automation with the automated hotline. I am a big fan of it as well and have been using it for over a year now.

However, 99.9% of the big time local investors and many other guru investors I have done courses though preach extremely hard against using an automated phone system.

My lead generation has dried up substantially. I have a 888# and a very detailed in depth automated answering system. If is super convenient for me but not so much for sellers.

How does everyone feel about this topic and if people have tried both the automated system and your cell/work number, what got better results?

This was just sent to me:

I need advice on the following please...

I found a great 3 office/1 floor bldg and I finally got the nerve to pick up the phone and call both owners (divorced) and their attorney as well. The ex-wife is willing to assist finance her 50% share of the property and when I spoke to the Mr. he was shocked!! But is willing to cooperate if the price is right.

Details:

Ok, so i put a new ad for investors/buyers...don't know if it's a coincidence or not, but i got 2 emails from people who have a house for sale they want me to buy..should i follow thru?

here's one of the emails:
