Bandit Signs! Keep them from being stolen!!!

This was an idea I had today, so I thought I would share it with the DG family. Apologies if anyone has already posted this.
When putting out bandit signs, the biggest problem is keeping them from being pulled up and thrown away. But, you may come across people who pull up your signs and... re-use them and write their message on the back of the signs.
So, write your message on both sides of your bandit sign, or black out one side with a sharpie. The other possibility is to write two different messages on each side of your sign. One targeting buyers; one targeting sellers. This would probably work best in a two lane intersection, neighborhood lane, or something like that.

Pro Formas

On the topic of Pro Formas...

I've seen and heard many RE Investors use these especially when marketing to their buyers list. I've seen various versions that provide a brief but effective snap shot of the property... such as basis property info, appraisal price, purchase price, Rental Assumptions, Sale Assumptions, Soft Costs ROI/CAP Rates (appox) etc...

I was curious if others out there are using this to market to their buyers? AND if so.... does anyone have templates that they would like to share with the rest of us.

Pro Formas are one of the few documents I've yet to find on the DG.com site.

I'd love to hear more on this...

Here's the exact email I sent out to just 2 property managers. They both responded very positively and want to work with me. The first one (Edwin) didn't respond quickly enough and then I sent a similar, modified letter to another Prop Mgr. - who replied immediately. Of course, then Edwin replies enthusiastically to my proposal... Ha! Early bird catches my biz...my first choice was Edwin, but won't be using him initially now. I just mention this because one needs to be honest.
(FYI, I sent a similar letter to a CPA and she was also very interested).

Did I do something wrong here?

I sent out an email to my first craigs ad for someone wanting to sell there home. I asked the seller for information and gave my contact info. I gave my name and my website.

Should I not be using the website name until I register it as a business or DBA doing business as. I really don't know if a website can be listed as this. I am confused and wonder if I now did something wrong in not registering? Any advice. I am thinking that I do not need an LLC yet?

Court house notice of default

I was wondering if anybody knows who the banks give the notice of default information to at the court house to post.

I have called the court house in my town and they tell me to call an attorney.

I'm getting know where fast.

I am trying to put a house on Zillow but can't seem to get past the Register. Asks me for a sceen name, and I come up with names and it won't take them.
Then is asks if your an agent or professional, I say no. But does it matter that I do investing? I put this question on Zillow where you ask a question, but does anyone on here use Zillow.

Well I have finally landed three serious cash buyers.

All three have answered the questions to my criteria list quicker than I could ask them...Lol

I'm happy now to confidently go out and find some properties for these folks.

Having MAJOR trouble recording one of Dean's scripts.

I signed up for the iTelecenter services in order to qualify seller calls and now it seems, like I am going to have to pay for Voice Talent to record the call because I have tried multiple times and I am not satisfied with my results.

The Telecenter has an option that you can use someone elses message but you must know there telephone number. Of course, I would not want to use their contact information, but does anyone know a way to get your recording done more economically? Maybe perhaps by using someone else's message without their contact info?

All suggestions are welcome.
