Problem with Searching Buyers using my Realtors List

Hey Everyone,

If someone can direct me in the right direction it would be GREATLY appreciated.

Here's the issue. I've developed my Power Team for the most part. I've even asked for the list of Cash Buyers within the past 90 days...

And what I got was a list of 4-5 houses that were sold in cash. (I know everyone can expect different results but I thought it would be a lot more than that) but hey...

I went online searched for the owners of the house(s) using free search features on city/town records for taxes etc... but here is the problem.

On 4 of the 5 houses, the records are NOT up to date. They are showing old date of last sales on the searches. So I'm guessing that the information is old?

Anyone know how I can get the most up to date info on these sales.

Mkting to Buyers and sellers as a Birddog?

Can anyone tell me if I should market this way. It seems best not to, but then it is more straight forward and honest. Also is it illegal anywhere. I cannot seem to find a difinitive answer on this. Do I need to go the the state I wish to invest in and look under real estate law, or what??? Thanks for the help and support DG family!!

Historic California Gold Mining Town for Sale - Need Help with marketing strategy

Hi everyone:

I have a really interesting property that I need some feedback on how to market. It is a historic gold mining town in the Sierra Nevada foothills that the owner wants to sell. Lots of untapped potential. I know that europeans are interested in the american west, any ideas on marketing would be appreciated? None of my current buyers seem interested in this property.

The owner will carry with a good down payment. I am not putting a price here since as you can imagine; comps are difficult.

Question: How to present deals to Investor Buyers?

We have our 1st 3 properties under contract and I'm wondering what the best way is to present the information to the investor buyer.

My first thought is to have it formatted like this:

704 Park Drive - Daytona Beach
4 bdrm/2 bath - Single Family Residence

Cash Price - $31,000.00

ARV - $46,000.00
Equity Gain - $15,000.00

Income:
Monthly Rent - $1000.00
Annual Rent - $12,000.00

Annual Expenses:
Vacancy Allowance - ($1200.00)
Est. Insurance - ($460.00)
Taxes - ($570.00)

Total Annual Expenses: ($2230.00)

Annual Net Income: $9770.00
ROI: 31%

Would it make sense to add a line that says what the ROI is on the equity gain in the above property it is 33%?

Awesome tool to search multiple Craigslist sites at once..

If you've been following the rock bottom blueprint course, then you've probably already started using craiglist to find deals. One of the things that I didn't like, was that there was no easy and quick way to search MULTIPLE different craigslist cities (around my target areas) at once..

You basically had to go, one by one, run the same searches and then go back to the site every few days to do the exact same searches.... This was taking waaaay too much of my time, so I wanted to share a very cool website and personal technique that I'm using to automate this entire process so I can 1.) search any number of craigslist sites at once, and 2.) so any new listings are automatically sent to my Google Reader (i.e. smartphone)...

I have put out two ads on Craigslist, and got a good feedback. The only thing is when I reply, and explain that the property is no longer available. I go on to explain that I come across them all the time, and begin to ask for there property info.

Now there is no replay back to me or they come back as to stop spamming people.

Has anyone had this problem, and if so how to solve it.
