Is it legal for an investor to market for a buyer that's getting paid a finders fee?

Knock on the Door of a Pre-Foreclosure?

Has anyone found success in buying pre-foreclosures this way? That is, to knock on the door of a home in pre-foreclosure and seeing if the owners are in a position to sell. Also to knock on doors that are behind in their property taxes. I see in Bill O'Rafferty's blog that he recommends it, to take a female with him to make things less threatening, and to expect a wide range of responses. His greeting statement is: "Hi, we are looking to buy some houses in this area and are wondering if you know of anybody in your neighborhood that was looking to sell their house"

In Montana, the culture is rather low on hospitality and people with rough edges abound. Likely 80% of homes have a loaded gun and 30% of vehicles. That's just how we roll up here.

5 kinds of buyers to market to

Right now the challenge in Real Estate is to find buyers. Motivated sellers are a dime a dozen. The market has changed from a few years ago buyers for real estate were crawling out of the woodwork.

There are 5 kinds of buyers that you can market to says Heather Seitz

1. Rehabbers (Fix and Flip Investor Buyers)
These will typically be full time real estate investors that are looking for a great return on their investment in a relatively short period of time. Consequently, you need to have deals that have a lot of equity... deals like major fixer uppers that they can pick up at substantial discounts. We're talking 20 and 30 cents on the dollar in many cases (especially in a soft market).

Building Your Buyer's List @ the Courthouse

I'm looking to build my wholesale buyer's list with responsive cash buyers. I was informed that one of the best ways to do this is down at the courthouse auctions. I reside in Florida. To my understanding some states hold these auctions online and others in person at the courthouse. My goal is to network with these cash buyers, exchange information and add them to my buyer's list. Is there anybody who is familiar with the process in FLorida or can point me in the right direction?

Cheapest Bandit signs

I think I am paying too much at only 20 signs for about 73 dollars, since they charge close to $15.00 dollars for shipping.

Does anyone have any good methods. I've checked home depot, walmart, local sign shops and the dollar store to no avail. I know you could get permission to put them in windows on poster board, but does anyone have any other ideas for cheaper signs? Thanks

Building an effective buyers list

A pretty awesome thing that I have been doing with real estate agents that I am working with is using their access to the MLS to get me active cash buyers who are buying properties with CASH. Believe it or not, Real estate agents can actually do a search on the MLS to find and pinpoint cash buyers and can legally give you that list to work with to build relationships with buyers. Here is what I say to agents and how I say it to them to get this list to help me out. I like to do this face to face and not over the phone or email because I get better results actually talking to them. (I see this in many aspects of my investing)
