Would like to know if anybody knows if you can auction a house to make it move faster, but if no one meets your reserve then you don't have to sell to just the highest bidder. Read that you can do this, but wondering if it is indeed legal.

Investors have heard that they need a buyers list. This is to make more money, do more transactions and refine their markets.
There are fears that may come with finding buyers. One of these fears is what do you say to them?
I have attached the script that I have used for some time now and it works well.
You will notice in the script the word "we". The reason this is used is to help you look bigger and be able to answer questions directed at you.
For example: if someone asks you "how many deals have you done?" You can answer: "We have done many deals."
Who is we? We is you and your buyers, your other contacts and even us with DG.
Script:

I understand that you buy properties; is this correct?
The quickest way to start building your list within 24-48 hours is to utilize the internet and the resources that are accessible there. The internet is immediate. 1. www.craigslist.com, www.kijiji.com, www.backpage.com, www.upillar.com: search for ads that investors post - "We buy houses", "Cash for houses", "I buy houses"
2. www.google.com: click on "maps" and do the same search there but add your city and state - "We buy houses" + Portland OR, "Cash for houses" + Dallas TX, "I buy houses" + Kansas City MO. Several leads will come up on the left hand side.

I'm in the process of finding buyers to build my buyers list. I have a situation that I'm sort of confused about. Let me explain, I have a person who wants me to birddog for him. He told me that he owns 70+ properties in my state. He told me to find people that would like to buy a house but couldn't get a loan from a bank. He said that he would offer owner financing for them and he would pay me $500.00 for each person that I find that he puts into a house. He said for me to place ads and then get the name, address, and phone numbers and forward them to him. I'm confused about what kind of ad to place and where since the properties are scattered throughout my state. I just don't know what strategy to use. Can someone give me some suggestions.
I am trying to gather more info from those who have been investing for some time now or from those who have just started. I went to Dean's Event this weekend here in Dallas, TX and he had one of his students doing the presentation. By the end of the conference, it was basically trying to sign us up to his academy for the 3 day course and we would have to invest about 2K of our own money. now, it seems like a great deal, because of the return we get from them, however, if you do not have the 2K then what?
I've gotten my cash buyers list and have a question--Do I send a letter to the cash buyer if the owner's address and the location of the actual property are one and the same? Or should they be different? Say the owner lives in San Antonio but the property is in College Station, TX? Because if the cash owner is actually living at the house he bought, it may just mean that he bought that property with cash and may not be interested in buying more property--correct?
I was getting tired of having to scroll through & read practically each ad on Craigslist to find those in my cash buyers targeted area. While Google-surfing around I tripped over this nice little gem of a site. Here's how to use it
Start with opening a tab going to your Craigslist area site of choice, click through to the real estate for sale listings. At the top of the page there is a search area. Select the number of bedrooms you want. We'll use "2" for this example and then click search again. When the results have loaded up, go into the address bar of your browser and copy the full url (address).
