forgot to add that they make it a silent auction, and they start the price at half the market value. It says you can outbid the highest bidder and sell to yourself, well does that mean you have to actually do paperwork, etc? Thanks for any help on this idea of marketing and selling ones houses!

I think you have completely answered my question. I thought that book seemed familiar to what I've read, but guess maybe I should get it now as I might be missing something.
