Recorded message vs Live?

I know the some use the recorded message and some prefers to take live calls.I just closed a deal that hung up.If I didn't call her back I would have lost the deal. Now I trying to filter out the motivated from the non motivated sellers.I am thinking of hiring a virtual assistant to handle the calls. I look forward to your responses to my questions.

IF u call on an ad in the classified section of the newspaper that says we will buy your house or investment property fast and quick closing and this type of ad is placed by a realty office like shorewest. Would htis be a good potential candidate for your buyers list? Why would a real estate office post an ad like this in the first place? ARE the agents investors themselves? It just makes u think i guess.

RE Agent or Investor Needed for New Marketing Concept - Prefer San Diego CA

I am a Marketer and Techno Geek living in San Diego area. I am in need to find and work with a Real Estate Agent or Investor to test out a marketing concept using a new application tool I helped develop and bring to market.

This new marketing concept has already been done by a colleague of mine on the east coast where as a direct result of this the Agent there built an end buyers list that a couple hundred people opted into and also directly led to the sale of four houses in about a two week period of time.

I see no reason I could not duplicate the same results elsewhere. My preference would be to try to keep this to my local area so I can better document the entire case study but am willing to at least talk to and help anyone.

I gave my copy to someone and have not yet purchased a second copy. I need to start sending these letters because there are LOTS of foreclosures here.

Chicken or Egg question

I just bought and am about to put out my first round of signs. My question is this... Should I put out ones targeting sellers first or buyers first??

One place I'm putting it is an intersection where there is a super walmart (sellers) that has a kohls next and target across the street. Next to kohls there is a Home Depot and across the street Lowes.(buyers) Obviously I'm not putting both signs out at once. i'll switch. But what first?

Can MLS.com give you what you need for cash buyers, etc. I think it can only show properties for sale or foreclosure, right?

Mail Merge to advertise to Cash Buyers

My wife and I are brand new Investors and are currently working on putting together our Cash Buyers list so that we can get the ball rolling to find out what the buyers in our area are looking for. I am currently trying to mail merge the list that we have through an excel format but am having a bit of trouble putting that together. I would like to know if anyone else has any suggestions as to a simpler or even more efficient way of structuring the list so that we can get the letters sent out?

What is this way of marketing?

So what's the deal with these "yellow letters?" Yesterday I came up on yellow letters of for the first time which people say work pretty darn good. I'm just curious to know if any of you in the dg family out there have tried this way of marketing? If so can you please breakdown your luck with this form of marketing and also do you feel that is better than bandit signs? But I kinda figured that queation is a "different strokes for different folks" type of deal... Thank you in advance.
