Attracting Sellers ? Seems like our WE BUY HOUSES Signs are wearing off around here. We dont get near the calls that it takes to make it in this business. Any one change colors and wording every so often? If so Im curious to hear the results.

Real estate agents vs. real estate brokers

Hi all,

In finding an agent to work with me. What is the difference between a real estate agent vs. a real estate broker. Does one help me find houses better than the other? What are the pro's and con's of each type of person.

Building a "speck" Home on your Investment property

Some of the properties that we find and search have additional land that comes with them and in investment real estate when we are doing a buy and hold there is a possibility of building a speck home.

It's best to contact a trusted real estate agent, as she will know where the available lots are and may be able to steer you toward some good deals that the public doesn't know about yet. Make sure you do your research on whatever lot you choose, as there may be zoning issues, wetlands, set-backs, subdivision approvals and other items that you want to know about in advance.

Retail Buyers

Been noticing a lot of retail buyers calling my "we buy houses" signs, thought that was suppose to only attract sellers. Do anyone else notice this trend?

wording for better homes

Okay I have always got a lot of traffic from my bandit signs, but I have only had about 4 or 5 homes that I could really even consider.
I get calls for homes in really bad neighborhoods for the most part and usually my contractor says that even if someone gave it to him, he would be sitting on it for a long time. He has been a general contractor for many many years, and is now a RE agent as well. He is my friend, but he says that I want to stay away from these homes. How can I attract better customers with wording or whatever? Thanks, Tammy

New Cash Buyers

I had an offer accepted for a house that needed minimal work and was not a bad looking house. I put this in another post so if you read it, I will be repeating myself. Anyway, they wanted $22K for it initially and I got it for $9400. I advertised it for 16,500 and I have had several people interested. This one couple from out of town wanted to see it. She said they were going to live in it long enough to fix it up and then move on to another one. They are retired and this is what they do. They didn't really like the house after they saw it, but wanted to see another one I had. They weren't sure about that one and said they would think about it while in Vegas for a week. So whether they come back and decide to buy it or not, I just added another cash buyer to my growing list!

First Lead From Craigslist!! HELP!!!

I just had my first response to a Craigslist ad...they want to know where the property is located (there isn't one locked up right now). What do I tell them? Should I say that this particular property is pending, but when another one like it comes along I will send it their way? Should I ask them what area they are interested in buying in? I just want to know the best way so that I don't scare them off. Any help would be greatly appreciated!

Quick Tip To Build A Quick Buyers List

Hey everyone! It's been awhile since I've posted but It feels good to be back! I just want to give everyone a quick tip on building a buyers list. You can easily add 2 to 3 names a day without changing your normal schedule and if you actually devote some time to do this specifically, you can build a very decent size list in a couple days!

A Drought of Homes

Feeling pretty low today...

I've been at this for about three months now and have yet to make an offer on a property.

I've put up a slew of bandit signs in my area, have struck out four times with REAs, and simply have not been able to push through towards getting a property to make an offer on. Every time I think I get a good REA to work with me, they have a last minute change of heart about wholesaling. I've always been upfront about what I'm trying to do (I believe in full disclosure), and I think the prospect of working too hard gets in the way. One Century 21 agent said she misunderstood my exit strategy and basically called me an unethical thief!

Anyway, I'm feeling pretty low right now. Funds are getting tight and I can't afford a coach -- so you guys are my best bet.

Rock Bottom Blueprint Newbie!

Finally found a agent who was eager, real eager to work with an investor. I am really giving this a shot, it has to work I've got nothing else. Working from the Rock Bottom Blueprint Week 1. Found an agent who has pulled cash buyers in my area for the last 90 days and he came up with 404. Even though Dean said not to get overwhelmed, its hard not to. When I started the Blueprint I felt in control, now that I have found an agent and he is pulling cash buyers, I feel like I am just along for the ride and spinning out of control. Any advice from current members would be greatly appreciated.
