Forgive me if this question has been answered already a thousand times but I have so little time to research today, I'm straight out the door.

How many of you work with cash buyers who live out of state as a wholesaler? How do you handle it? Do they fly in, or are you their "ear to the ground" and stop by their properties, to make make sure they're running smoothly? Or are you pretty much "hands off" after the assignment, except for recommending banks/contractors/property managers?

Was it hard to adjust to this at first? Or do you pretty much just work with cash buyers who live close by, let them handle their own property, and that's a wrap?

Craigslist Advertising Question

Hi Guys,

In an attempt to get out of a big hole, I am beginning to advertise on Craigslist. Can I ask a question of those of you who use Craigslist, do you show your email address or do you use the XXXXX as craigslist suggests to stop your email from being spammed?

I'm looking for marketing sources. I want to know the best place to have postcards and mailers sent from cheap and good? anyone using a website that is reasonable and dependable?

Having A Buyer's List

I've seen a couple of programs recently that offer lists of active buyer investors - hundreds of them. One was even free, but the vendor of the program, of course, wants to share in the profits. I've also seen other programs like that where the vendor wants $6000 to participate in their program which is laughable, of course.

Unless it's free, I don't see any reason to buy into such a program. Who's buying houses is public record as deeds are recorded at the courthouse. If someone is recording a lot of deeds, they may be investors, and you just contact them and ask if you can work with them or call them if you find a property they may be interested in.

How to find Buyers

So simple, sometimes we forget

Remember your friends, family members and work associates and inform then that you want to sell or buy property. Provide everyone with a business card

Post your real estate information on Craigslist or any of the many sites given on Dean's site. Post your information to help you find buyers.

Print attractive and professional business cards that list your information (the same as you've posted on your listing pages), and your contact information. Keep your cards handy in case you meet people interested in buying property. Post your flyers on community billboards.(These are harder to find but well worth the effort)

Great way to find out what a buyer is buying

When I am either calling an investor/buyer off of a Bandit Sign, or off of an Online Ad I use the following script to help the conversation flow. I use this script because most new investors are scared to death to call buyers and feel uncomfortable asking someone so many questions without having a relationship with them. Plus this script puts a new investor in a position of being an asset to the buyer immediately!
Here is how it goes….

“Hello, my name is Matt and I saw your ad on [craigslist] or [your bandit sign] that said that you buy houses. I take it you are a real estate investor right?(Investor usually answers “Yes I am”.)
Great! I am a real estate investor as well!!!

How to get the ARV

Hi

I'm new to the wholesaling. How to calculate the ARV to make an offer without going to the property? Would you suggest to have a contractor goes with me to the seller's property? I'm trying to get my first deal, done. I already have the property and the cash buyers. I got the FMV price. I'm at the stage where I need to make an offer. Please help

Question For Real Estate Agents

I'm a realtor, and I have a question for other realtors. In Texas, like many other states, we are not allowed to represent both buyers and seller on the same deal. Now, Dean and other gurus teach getting a house under contract and then assigning it to someone else. Does that mean that you're representing both the buyer and seller?

Now, I know that some are going to answer "no," because when you contract on the house you are acting as the principle, but if you assign the contract are you really?

Trouble finding motivated sellers

I and my partner Robert Saldana posted bandit signs all over the target town of some 45,000 residents, and still have trouble finding motivated sellers. Also adding to our frustration; We were forced to take down our signs because of a certain Code Enforcement officer posing as a fellow investor luring us out and busting us in a sting operation for "littering HIS town" as he put it.

Would we have to move to a larger city?

Should we give up on our current town?

Any advice would be greatly appreciated, thank you.
