Hi everyone, this is my first time posting. I have searched and searched to see if this has already been covered but couldn't find anything, so I apologize if this has been asked many times over. When dealing with low priced property, such as a home worth $80,000, how much equity do cash investors want in order to even consider the deal worthwhile? Would it be a certain percentage on any priced property or is it more that they always want to make, let's say, over $50k profit every time? Thanks very much for your help and good luck to everyone.

Finding buyers for Lease Options
July 17th, 2012 | posted by Lestat611I have been trying to find buyers for lease options but have had no luck finding any through craigslist. I do realize that it sometimes takes time but I have had my ad on there for 2 months now and still no responses. I am using the following ad:
"(my area) Investor has homes available in good area
Rent to own from $20k down and $1995/mo.
Bad credit, good credit, bankruptcies and foreclosures OK.
Let us help you own the house you deserve.
When responding to this ad, place the words "American Flag" in subject line."
followed by a picture of myself
Do you have any suggestions on things to change in the ad? Am I asking for a to big of a down payment? Should the down payment be a percentage of the selling price?

I posted an ad saying that I have multiple properties under market value and need cash investors. Their reply was: please send me what you have. Very short but I figure it's worth a shot! Bird Dog Question
July 8th, 2012 | posted by sphi99This may have been answered before but I can't seem to find it. I assigned a house on May 22nd to a buyer in NY (through her partner in SC). They have renovated it and now she wants me to sell it for her. I told her I could not do that as I am not a real estate agent. She said she just wanted me to find her a buyer and she would compensate me for it. Does this fall under the content of a bird dog agreement? The agreements I have seen and that I have do not include verbiage to cover finding a buyer. I can add it to my agreement but I need to know if this is a legal service that can be performed under the Bird Dog Agreement and what the correct verbiage should be. If anyone has some information or suggestions, please let me know so I can do the right thing.

I found a Faster way to create Yellow Marketing Letters
July 8th, 2012 | posted by JasonBly23For all of you out there still handwriting yellow letters or paying for a service to do it for you, I found a better way!! There is a website I found that has software for really cheap.
You just put in your name and contact #, the homeowners name and street address, and it automatically inputs it into the letter for you. Then just hit the print tab and it prints the letters for you really fast!! Has 3 different yellow letters to choose from and has the option to print to all of your contacts at once.
It already has the font and red font color picked out for you too. Which makes letters seem more original. I even tried printing it on yellow lined legal paper and it works!!
