Marketing to Buyers and Sellers

Ok so i got the bandit signs bought and delivered. I post them up. ( im looking for buyers )(3/2 for sale owner desperate! xxx-xxx-xxxx ) ok now these people call to buy the house with cash or w/e they got approved from a bank.

What do I say to these people to get them on my buyers list with out sounding like a tellemarketer hungry for their info and scare them away?

I have a buyers lead that came in from one of my pay-per-click campaigns looking to buy in Virginia.

I don't work that market so I'd like to hand it off to someone who does.

Anyone out there using 411.com or whitepages.com to get the phone number of owners? It appears you have to subscribe (pay) to get all of the features.

I sent out a number of letters to owners of vacant properties and had about 15 or so returned with no forwarding address. I'm trying to get their phone number so I can give them a call.

My next step is to go talk to the neighbors but wondered if anyone out there is using a site that works.

Getting ready to start a bandit sign campeign next week so I have a few questions for you bandit sign marketers. What type of results have you been getting from the pre-printed signs that you can order with your number and message already on it? What type of results come with the home-made handwritten signs? Which do you prefer using and why? And with the handwritten signs do you create your own message, or go with the same old "WE BUY HOUSES" statement. Thanks in advance for the replys.

Using Bandit signs to find buyers and sellers is not a new idea or topic, however, I've had a lot of discussion with my students lately about this. I tell them over and over again that I am always shocked at how well bandit signs work! Such a simple concept and relatively inexpensive but time and time again bandit signs work to find buyers and/or sellers yet it is always the last resort for people to try. Any marketing that you do will have varied results at any given time but please - don't under estimate the plain and simple bandit sign. One thing I strongly recommend NOT to do, is spend a lot of money. Bandit signs come in all shapes and sizes, cheap and very expensive. Keep it simple - you do not need to spend a lot of money!

I was wondering if there's anyone out there that is having success with using Google AdWords for leads. What PPC keywords have worked for you to bring in the most leads for your sellers.

OK so I now have an LLC for my investor business. I have no money to buy my own properties. I'm trying the birddog or buy and sell using a double closing( buy and sell within the same day). This is my strategy to work on I've posted online classified adds. Theirs not any physical RIE clubs that meet in my area that I can find to find buyers. And as well no property auctions in the area. So how do you get realtors to connect you to buyers when your doing the same job their doing? Or how do you get mortgage brokers, title companies, etc.. to connect you to investors. I feel lost in what direction to go. Please someone help with some solid advice on what steps to take....

Im looking for good cheap bandit signs. In the 2011 Edge event Greg Murphy stated that using simple wooden stakes and poster board cut in half to make great cheap bandit signs.

My question is: Which poster board do you use? there are two poster boards. The thin one ( as thin as heavy construction paper ) or the foam boards.

Im guessing that it is the foam one since it is sturdy to withstand the wind but im not too sure. Has anyone here put faith into the thinner ones and have not had any problems? Just wondering.
