A couple has a farmhouse on a couple acres they bought 4yrs ago and have been doing remodeling as they live in it. Things have changed for them, they are behind on a couple payments, and they owe around what it is worth.
So they don't have much room without taking a loss.
They are open to lease option and land contract. I have never done a lease option, but have talked to owners about them.
What should I know when we discuss this, and how do I find forms that Greg might have available.
With the lease option, how do we decide how much to put down when the tenants move in.
Also who should handle the payments to keep record, or do I take care of that. But want to be sure the tenants and owners are protected.

Ok guys I have 2 questions for you.
1) How are you guys flipping foreclosures? I was told by my lawyer that the banks are making it harder to flip them with clauses in the addendum that will force you to hold for 6 months and the sort. I know we cant assign them,
Are you guys just making offers until you find a bank that wont do that???
If not how are you guys doing it???

Fannie and Freddie Offers

I know that these are Federal Programs, but starting to look at some of these for the first time and don't want to walk in blind.

Oil heated homes?
September 28th, 2012 | posted by landonicI went to look at a house today and it was heated by oil. The majority of other houses in this area were heated by gas. I am slightly scared away by the fact that this house is heated by oil and I know many potential buyers would be as well. What is everyone's experience with oil heated homes? Are they worth dealing with? Thoughts?

I have someone that want to walk away from their property, they owe between 208,000 and 212 which they bought for 270,000. there 4mths behind in mortage which is $1700, they just put a renter in it but pays them $1300 a mth. they said they would pay 3 months rent up but still will be behind. They just want out. Can something be done with this or is it worth my time. Im a DG beginner.

Commercial property
September 26th, 2012 | posted by sandibootsHad a man call me from my area. He has a property that is zoned commercial, in a nice part of town, near a residential area, and a park.
I asked about this at my REI club and was told to not waste time on commercial. Well I sold one already that people told me to stay away from.
Anyhow.
An agent friend ran comps, but had to go far into other towns and still couldn't match up much. She thought around $100 or just over for its value.
Place is paid for.
Has two large work areas, bathrooms, kitchen, a couple heated bay areas with garage doors and much more.
