how do you get intouch with people that already left the currant home

oh I am frustrated I have id 12 properties and i can not get in touch with any of the owners they have all already left the properties (pre-forclosure)
I have done yellow white and anything else that are free to find a phone number.

Can anyone tell me what to do please

Need some advice!

This is my first deal so any advice on how to proceed would be much appreciated.

I have a potential deal in the works. Bank owned, here are the numbers:

Asking: $50,000
FMV: $65,000
Repairs: $15,000 (estimate)
ARV: $125,000
Rent: $1000 - $1,500
Taxes: $3,597

I'm thinking of offering $35,000 due to repairs needed and from from recent comps in the area. An identical property next door sold recently for $125,000 and the bank are motivated to get it off their hands so I think this is a deal. The agent needs proof of funds which I don't have so I'm contacting banks to try and get pre-approved. I'd like to get it under contract to present to my buyers.

Looking for a Title Company in Milwaukee that does Double Closings

I was wondering if anyone on DG.COM invested in the metro-Milwaukee area and had experience with any Title Companies that do double closings? I have been calling numerous local companies and none seem to do them anymore. Any referrals or advice would be appreciated.

So finally got a deal locked in, i need to do a title search before i sign the final papers. I been looking around and have not found a strait answer on how to do one with out an agent.

Where would be a good spot to do a title search for a home in MO when i am not working with an agent, i am buying all cash free in clear.

Rehab/repair calculator

I have seen software that has costs of material (maybe also labor) embedded and you simply input the number ft/yds which you have measured during your inspection. The result represents a reasonable calculation of the total cost of the proposed work. Unfortunately, at the time I was unable to get the name and/or even the producer of this software. I am hoping someone has seen such a program and would be kind enough to pass along that information.

i found a reo properety and the bank has a deed restriction clause in the contract for 90 days how do i get over this please help

What should we do, we want to help.

I have a co-worker wanting to get out of her house.

Here's what is happening, there is a loan due on the house, 300,000 plus.The loan is in her deceased mother's name, not hers, but she is on the deed. She has been struggling to make the loan payments of $2,200 a month.
She missed one and she says the bank is telling that they will foreclose, but we all know thats not true. Anyway, the bank also wants the daughter to come in and sign assumption papers, wanting her to assume the loan. But she doesn't want to do that.

I'm wondering if there is anything we can do to help her out.
