I have someone that want to walk away from their property, they owe between 208,000 and 212 which they bought for 270,000. there 4mths behind in mortage which is $1700, they just put a renter in it but pays them $1300 a mth. they said they would pay 3 months rent up but still will be behind. They just want out. Can something be done with this or is it worth my time. Im a DG beginner.

The lowest you can offer is what they owe. Otherwise you're getting into a short sale. Stay away from short sales if you're a beginner, you just need a quick wholesale deal for proof of concept.
If getting it at 208k is a good deal then go for it! If not, then just walk away from the deal. Don't waste your time!
