Had a man call me from my area. He has a property that is zoned commercial, in a nice part of town, near a residential area, and a park.
I asked about this at my REI club and was told to not waste time on commercial. Well I sold one already that people told me to stay away from.
Anyhow.
An agent friend ran comps, but had to go far into other towns and still couldn't match up much. She thought around $100 or just over for its value.
Place is paid for.
Has two large work areas, bathrooms, kitchen, a couple heated bay areas with garage doors and much more.
About 2700sq ft. Place is sided and at first glance, I thought it was a home. He will come down to $55k needs to sell now. I didn't assign it or anything, but because he is from my small town, I put it on zillow for him as a favor. For 65k but will drop the price.
However he would work with me if I could do something.
I listed the last commercial property without an end buyer and finally sold it. But my REI club is not in that area, say this isn't worth it, because it is commercial and no strong comps.
Any advice for me.
He would take half down and either another property he would even fix up, or carry the other half of the financing for one year.
