greetings everyone:

I have been on this site almost since it was opened and all I can say is that I have encounters success beyond imagination.

Not only have I acquired massive real estate investment knowledge, skills and education but I have found a second family - my DG.com family and fellow Graziosians. I have also increased my net worth by hundreds of thousands fold, and you can do it too.

I have done multiple deals in everything from assignments, lease options, notes, owner finance and even some using PML and HML monies.

I am going to keep this short but I want everyone who reads this to know that I would never have achieved all that I have without Dean's books. BE A REAL ESTATE MILLIONAIRE is like my second bible. It goes everywhaere with me and even as successful as I have been in REI, I still use it to refer to and still learn something new everytime I open it.

Today I had a RE Agent tell me on my page "if you're performing this in Arkansas, without a liscense, it's illegal and you could be charged a fine. There's no agent in Arkansas that can legally give you a percentage without you having a liscense in the state that you're "practicing" real estate."

Now my Question is What in the worl is he talking about and What do i need to do to generate buyers for my buyers list.

I Know you read stuff everyday but please help me...

Ok, I have read Deans book and have tons of buyers. I have a lot of bird dogging properties that are not mind. How can i places my buyers in a house of there dreams?

First, Do I tell them that they have to get approve first?

Second, after the first step which form to pull off the site?

Thirdly, Do I need a RE Attorney & Mortgage broker? example: some guy said if i was doing this without license it could be a fine?

Fourth, What to say or give to the agent or owner or bank to get paid for selling their house on the market.

Hey Anita,

I'm fairly new to the family, but have some knowledge on real estate. I considered myself "Potty trained" but not yet walking when it comes to obtaining/closing deals. I know a real estate agent who has recently provided me her MLS info so I can log on and view the forclosures in my area(St.Marys, GA). They are listed tremendously lower than market value and most are great deals. I have found some as low as 20,000. I dug a little deeper and found that I can apply for the forclosure grant which is around 11,941 for homes needing to be refurbished. I have the paperwork filled out and ready to send, but I dont want to use that solely on closing the deal. I'm taking that into consideration that I may not be accepted for that. In short, I've read your profile and you seem very knowledgable AND motivational when it comes to helping others. I am eager to get started on my first deal and even more ambitious to help others. Can you point me in the right direction?

You can post your listings on Craig's List, Dean's classified Ads, facebooks just to name a few. Maybe you can contact investment groups in your area to see if they would be interested in looking at some great deals. Good luck with your endeavors.

Thank you first because I saw in the Dean's book and I feel so great with your history, and I saw now this page of questions with you, and you live in CAliforia, me too. I live in San Francisco CA, but really I don't knowhow start, I saw bildings, in sae, houses in sale by owner or realtor, some dirty and bad like Dean say, but I don't know how do that, because I don't speak english very well, I am from COlombia and I don't have credit yet, I am waiting for my residence, so I don't know if I can start now with this or I have to do something first and then go for the process. I am single mom and I am not working now, looking for a job but the salary is the minimun so I on't have any money to start.

Can you help me if I can do this here?

Hi Anita.
I am new to real estate and have yet to complete my first deal. I paid for the initial workshop event a month or so ago, but was financially unable to buy into the inner circle offered to me at that time.

Since then, I have bought the books, and found both buyers and sellers, but just have not managed to put any deals together. So I'm thinking about enlisting the help of the academy to help me through my first few deals -- which they seem to pretty much guarantee as long as I follow the program steps.

Just wanted to ask if you recommend paying for the extra help from the coaches, and how that all works.Any insight you can provide would be greatly appreciated. Thanks in advance.

I read a post you had about "AND/OR ASSIGNS" and I was motivated by your enthusiasm. I am brand new to real estate and assigning contracts. I am trying to build a "template" with a contingency statement(like you said in your post) unless I have the ability to hold title in and/or assigns and also use assignment on the property as a pert of the deal, then the deal is OFF.
I guess I need help forming this statement or finding examples and you seemed well-versed and motivated. I would appreciate any help you can give me to help me get started on the right foot. Thanks.

Hello, My name is Steve Arrington,I have been working with a few Agents looking for REOs,I filled out all the papers the Agents wanted along with giving them my POF letter, I finally got a property under contract,next day agent calls me and said bank wont accept my pof, They say it needs to be liquid. Another thing is my pof people wont give me pof unless I have an End Buyer in place at same time.The inspection period is enough time to get End Buyer on board,but they want it all at same time??? Also how do I get around having to put up earnest money up front. I know I can make this Business work for me just need some help. I am new to investing in Real Estate. I'm an Real Estate Salesperson solely for maintaining my Property Management career.

I have a Seller who wants to sell only with the agreement of receiving at least $2,000 from the sale. The seller currently owes $32,000. I really would like some advice on how to handle it. Like what type of contract agreement do I use? Would an assignment be best? Also, this seller wants to sell ASAP.

I have 3 domains.
1. ExpectASale.com - for motivated sellers
2. ExpectAProfit.com - for investors
3. ExpectAHome.com - for soon to be home owners.

Ought I create sites for all three, or just one? Ought I have a business card for each or just mirror the pages to one page with three buttons, (Click Here if you are:)

1. An INVESTOR
2. An RENTER
3. A SELLER

The challenge I have is in envisioning how a business card would look, I mean how many domain names ought one have and does a motivated seller care to see the domain name "expect a "PROFIT" .com I imagine not so much. The main objective of each site would be to 1. establish a brand 2. collect information via online. 3. hopefully make things easier. then challenge is to keep it thorough yet simple.

Questions:
1. 1, 2 or 3 sites?
2. 1,2,or3 cards?
3. If web pages get mirrored, to which domain would you suggest and why?
4. Do you know of any sites doing anything like this, that I might be able to check out?

I listened to the audio you did with Dean on the acquisition of properties and the use of the mentor program to clean up the credit score. We are new to the DG Family with the Rockbottom strategy we recently purchased. The Instant Equity Exchange seems like a fantastic program. What professionals do we need to have in place? Attorney, Real Estate Agent, Title Company?
secondly, can all this be done from a location different from where the property is located?

It's great to see you have been successful using Deans techniques. I have also recently finished reading his book and I am very excited and actively trying to get my first deal done. I am currently a full time stay at home mom of 3 kids! ages 3,2 and 6 months so most of my time is spent at home for the most part.
I am working on 2 deals and I have run into some obstacles and I was wondering if you could help me out or give me some tips.
The first deal is a cute rental property with a lot of equity. The owner is willing to sell for only 10K. but it needs a complete rehab job that is going to cost around 20K. Do you think it's worth it? I have studied the comps in the area and the last one sold for around 64,000. I really like the area and the potential but I need a creative way to finance. I found a contractor that is willing to get the money for the purchase if I will hire him to do the repairs but I don't know how to find money for the repairs! Seems like I've tried everything.

Second deal is a better. I found a guy in the area that owns 8 rentals (most Multi-use) and he wants to get rid of like 3. They are all completely restored historical homes (zoned commercial) and used for business purposes so they have cash flow and do not need rehab. The obstacle I am running into with this one is trying to get the homes to appraise. Since they are historical homes and zoned commercial sites like zillow etc.. do not show full value potential.I have seen the properties and I know the value is there but how can I prove that to an investor??? I have looked into professional appraiser and they have fees of course. This is a great deal and I do not want to pass it up. Any ideas you have will help. Marjorie and I are new investors in Indianapolis. We have a RE agent who provided us with a foreclosure that is listed for 79,000. It's 4bed/2 bath. When went online to check comps and found out that, that information is not provided on the web. From Zillow the Value of the property is $159,000. We would like to assign this property AS-IS to a buyer. Please provide us with a strategy in how you might approach this. Thanks
