greetings everyone:

I have been on this site almost since it was opened and all I can say is that I have encounters success beyond imagination.

Not only have I acquired massive real estate investment knowledge, skills and education but I have found a second family - my DG.com family and fellow Graziosians. I have also increased my net worth by hundreds of thousands fold, and you can do it too.

I have done multiple deals in everything from assignments, lease options, notes, owner finance and even some using PML and HML monies.

I am going to keep this short but I want everyone who reads this to know that I would never have achieved all that I have without Dean's books. BE A REAL ESTATE MILLIONAIRE is like my second bible. It goes everywhaere with me and even as successful as I have been in REI, I still use it to refer to and still learn something new everytime I open it.

POF/Assignment

Hello, Anita. I saw some of your posts stating that your offer did successfully get accepted by a bank-owner and assigned your contract to other party. But banks always have asked me for proof of funds (POF), but I know it's impossible for me to provide mine because it's insufficent in my bank account. So did they ask you for POF? Looking for 3rd Party Investor for purchase of 25 SFR in Memphis

I have deal in the works of 25 SFR in Memphis TN. I have a signed contract from the seller for 55% LTV. (tax assessment valued @ $1.2M)All income producing properties 100% occupied with a 95% monthly rental payment income steady. I have a hard money lender approval letter for aquisition at 65% LTV. So not including securities and credits from properties I am looking at 10% cashout at closing minus closing cost and broker fees. I am looking for a $25,000 investor to help me go to close to pay for appraisels and lender fees. They will get a Rate of Return of 50% of their investment. That is a $12,500 profit in 30-40 days.

Exit Strategy

Hi Anita,
You seem like the go to person for a question and i have one. I have not done a deal yet, but i am very interested in doing deals with a contract for deed. The only thing is i want to be able to fully protect myself if i wasnt able to sell it on time, or find someone to put in the home to rent or whatever. How are you?I'm just starting out with Real Estate alone with my wife..We want this more then anything.At this point and time we are ready to get the ball rolling.But I have a question I think many ask..When starting out in wholesales/assingment do you need a Title Company?Another thing is when closing a deal is it best to do two different closing with the seller and the new buyer...We have Dean's books we even went to his basic traning classes,but my wife and I would have loved to go to his advanced classes but we just can't afford it at this time....We would love for you to help us out it would be a God sent......

REO's and Land Trusts....

I've come across many of your posts and find you very informative and intelligent. I would like to know, being in the same state as you, what has your experience been with REO's excepting land trusts? I would like to do double closings and assignments with REO's and short sales and have been advised by Realtors that banks won't except Land Trusts or assignments. Any advice would be appreciated. Get a load of this one!!!8-]....wow! so i was on my mission last night til bout 7 this moring n slep =/ uhh maybe bout 2.5 hours from putting my wonderfully hand crafted bandits=)...i was thinking lol "the 3amigos"..trying to specifically place'em out in my valley..However..here's the juice my friends..my land lord uhh just happen to, this morning when going to the post office, he opens up his NOD letter w/ $4,067.32 behind on payments, loan amt 183k, comps in the area puts house at $86k...hmmmmm? what should i suggest???? we have a third party whos willing to put it back up for a lease w/ a purchase to buy(we all know what that is=)) house needs "major" rehab..."major!!!!" so...cld i get my first deal actually helping the "naysayer" that i luv n start my lifes journey in RE investing....what exactly shld i do?????? Hi Anita,

My name is Mike. I appreciate your knowledge it's invaluable. The questions I have are about the paperwork process of a lease/option. getting ready to put my first one together and I want to have all my ducks in a row. Thanks in advance

1. Should the Lease Option and P&S be executed at the same time with both the original seller and tenant/buyer or wait to execute the P&S once the option is ready to be exercised?

2.After the Doc(s) are executed, like a Lease Option Agreement what do I do with it? Just hold onto it until the P&S in executed and it's time to go to closing with attorney or title company?

3. If i were to assign a lease/option would i have to wait for the end buyer to exercise their option and close before I can get my assignment fee?

That purchase agreement you posted, what did you do with that property? Did you use the IEE strategy? Can you use the IEE with banks on REOs?

Hi,

I am new and reading your posts have been inspirational for me.

To make a long story short, circumstances have caused setbacks for me and my family.

I saw DG's infomercial and bought the book. I have business experience and an MBA, but that is not getting me the financial freedom I desire.

My first goal is to find a deal of home for my family and sell the home we have. Any advice!

After that hurdle I plan to devote time and energy to my real estate investing goals.

I am in the Kansas City, MO area and plan to build my business here.

I would like to do the same thing as well is it as easy as it sounds? you would write a letter to contest everything on your credit report, what would you say in the letter? and how long after you sent out the letter where the items removed? and does can you contest items that are in collections? or only items it states that you were passed due on? and lastly with the letter is there anything else you had to send out as proof?

Please I seen many properties listed below market price in my area. I recently bought Deans book but I have not receive it. Through the effort of exploring member site I come across your journal which really encourage me.
My question is to request from you how can you help me pending the time I will get my order. I have a lot of properties for foreclosures that I thought might worth trying.

Question on the 4-22-08 post
"A portion of the monthly rental payment typically applies toward the purchase price."
What % would you say is usually applied to the purchase price?
Do you try to cover all of the "sellers" monthly expenses when coming up with an amount to offer for the monthly payments?
I have an offer that I am in the process of writing up and this is my first one.

Hi Anita. I would like to purchase the house that I have been renting for the past two years. I have a good relationship with the owners and don't anticipate any big problems. Hi Anita! I see you know your stuff. I have a question to ask you and I hope you can help me, because i have to react fast. I found a house for sale way below market value.The market value is $70,500
and, the owner is asking 49,900. The reason he is selling is because he has a arms mortgage and it shot sky high. His lending company agree that he can do a short sale on the house. He is willing to take lower. He said he has until July 1st or the house will go in foreclosure. He owes $109,000 on the loan. Thats what bothers me what he owes. So the question that I have is do you think this is a deal or should I walk away? If this is a deal how do I negociate this. I am a newbie and this is my first project. Any advice is greatly appreciated.

hi anita i have a question regarding my 24 hr recorded message, i have a message geard towards pre-foreclosure sellers and i havent had any success so far so i wanted to expand my operations by targeting fsbos and homes on market 90 days plus but since i got the scripts from the book for pre forclosures im having problem trying to record the message for the fsbos and 90 days + what type of information should i put, what should i ask the sellers to leave? just having problems trying to figure out how this message will go? any help will be helpful thanks

I found a real sweet deal looking for a home for my family and found it very motivated seller and one who will think outside the box the property was appraised at 170K last year and is willing to take any reasonable offer she was going to this Wed put it on an auction site and start it at min bid of $62K and go from there. My problem I have until Fri to come up with the right solution for a hard money lender or investor that would purchase then lease opt to me so I can have a home for my family could you help me maybe please!

Hello Anita,

I was reading one of your post on commercial investing and it really made me want to know more on how I can get started in that line of investing. Do you have any advise on how to get started? I haven't done any deals as of yet but I would love to make commercial investing the avenue to take. I would appreciate any advise you can offer on this subject.
