greetings everyone:

I have been on this site almost since it was opened and all I can say is that I have encounters success beyond imagination.

Not only have I acquired massive real estate investment knowledge, skills and education but I have found a second family - my DG.com family and fellow Graziosians. I have also increased my net worth by hundreds of thousands fold, and you can do it too.

I have done multiple deals in everything from assignments, lease options, notes, owner finance and even some using PML and HML monies.

I am going to keep this short but I want everyone who reads this to know that I would never have achieved all that I have without Dean's books. BE A REAL ESTATE MILLIONAIRE is like my second bible. It goes everywhaere with me and even as successful as I have been in REI, I still use it to refer to and still learn something new everytime I open it.

It would be my first time but I was wondering would we need money down and do we need to have good credit? Where should we start? Help!

I'm a newbie in getting started here in my City with Dean's great strategies that I'm learning from almost all of his books that I have & the DG-site to:)! but I have a question if you can please help me out with. My friend Nate is trying to become a real estate agent & he told me that their is a Law here in california that tells me I-Can't-Go-Back-&-Forth & Negotiate-With the property Buy-&-Seller because it's Illegal for me to do-so. I have noticed how much knowledge you have and I would really like your help. I saw where you posted contract forms awhile back and I got totally confused because of the names of your contracts versus Dean's. I'm trying to put all the contracts in one folder on my computer for an Assignment deal and I would like for you to tell me exactly which contract you would use from your contracts. Please Help! I currently sent 5 postlets to my buyer and he indicated that he was interested but need to know the street address rather than just the city to be sure. I went a head and did it but now feel regret because I don't have any of these listings under contract and was looking to get a birddogging fee. What did I do wrong because I feel that he can now look up these properties online and obtain them himself and the work I put in could have be uncompensated for.

I am new to this site and I will be attending Dean's seminar this weekend...I have been browsing through the threads and have noticed your postings on here that are very informative. I just wanted to ask if it would be ok if I asked you for advice once I learn and read the information I need to get started. Reason being is because I am probably going to be starting out with no money to invest with unless I wait to get my RE license first...but I'm not sure. I figured that if assignments weren't that difficult..that maybe this would help me to be able to get my feet wet and build some income to help put towards my Licensing or at least to save up. Either way, I would love to be able to get some advice from you in the future because you seem well informed!

Please let me know if you would be able to give me some advice!

Hi Anita, I have a question for you, if you wouldn't mind answering for me.Last night I was talking to my neighbor
and told him i was a investor,he said he had a house he wants to get rid of, and it needs a lot of work, sound motivated, so I asked him a couple questions, how many bed's and bath's and where it was located, he said hear in our neighborhood, in our city we have four zip codes, house' in that zip code is around $240-$286,000. My question to you is that he owes $80,000 on the house, as you could tell I am haven't closed a deal yet, if i have a cash buyer will I have to go threw a realtor, or could i just use a Agreement purchase form to lock it up then do a NCDR TO my cash buyer, and then go threw a Title company. I am in California, and if i am not mistaking you've close a deal in California before, and you know how California has different rules.

If you don't mind me asking: How did you learn to think of these different strategies and were you able to decide what numbers would work for you? Has the mentoring and mentors been helping you throughout these steps as you have continued moving forward towards your success in real estate? Are you reading certain books that you would recommend? Finding Buyers

I have found properties that look good and I want to put under contract but I need to build a buyers list before I end up with a property I can't sell. Can you help me figure out where to go to find buyers.

Buying Assigned Contract

How do I protect myself when buying an assigned contract? The contract sent to me from the Assigner does not have nay contingencies. However, the contract the Assigner has with the seller has contingencies. This is my first REI deal.
