What is the best way to get a property under contract? With a for sale buyer owner or REO and foreclosure with a bank? Im trying to get this deal finished up A.S.A.P.!

Cities Where Economies Are Getting Worse

In California metros, unemployment remains high, job growth sluggish and foreclosures common.
Sunny California has been taking a beating lately on our 2011 Forbes cities lists. Stockton took first place as the Most Miserable City for the second time in three years, and four Golden State metros ranked high on our Most Toxic Cities list.

Alas, California also claims the top spots on our newest list: Cities Where The Economy May Get Worse. Riverside ranked No. 1 thanks to a high unemployment rate (13.9%) coupled with weak job growth, a hefty number of mortgage loans 90 days or more delinquent (8.21% of all loans) and a projected migration pattern that finds 4,000 residents expected to leave the area this year.

HOW CAN I GET A BUYER TO SHOW POF OR LOI

Hi Families,

I have buyer that what the property but I can't get them to show POF or LOI and I have seller that will not show more information without the POF or LOI.
Its getting very hard sometime to close a deal. I have a buyer all I can say is bless her heart. The seller wanted a LOI from her and all I got back was I will sent it to the seller but The seller don't want to talk to the buyer until he get all the paper work from me. Now I'm getting buyer that doing the same thing. I don't want to lose my seller or buyer This is a 6.5M deal and a 25M deal help tell me how to make both parties happy

I am just studying the website and came across this member site. After seeing Dean's infomercial, on a whim, I decided to order the book. I have been actively looking for a way to enhance my husband's and my financial position as he nears retirement.

After getting the materials, I have read both books, and am now studying the details and taking notes. Now, I am also going through this website and starting from the beginning.

Thank you all for the wonderful advice you give to others. I hope I can contribute later on.

I actually meant to start this last week, however I'm working back to back 72's and I can hardly move. I have today off, then another 72 hr week, then back to normal hopefully. I'm an operations tech at a power plant on Long Island, and we're in a huge boiler outage.

So I believe that I'm on the right track. I read and listened to a lot of successful real estate investors these past few months and doing everything that they said to do plus some of my own stuff.

1) Put out lots and lots of flyers. I would say about 4 different towns so far in Queens. Some are ghost add flyers( which resulted in the most phone calls). I put them up in supermarkets, laundry mats, a few home depots, 99 cent stores, and a couple of train stations.

Does anyone know Dream Credit USA?

Hello All,

Has anyone ever heard of or used Dream Credit USA? They called me yesterday offering me funding for my business. I don't know them, so I was a bit cautious. I looked them up on the BBB site for Benbrook, Texas. They are not registered with the BBB, so I still a bit cautious.

Can anyone that has worked with them, please let us know.

I told myself that I would start a journal this time around. So here goes...day one.

So, I actually bought my first book over a year, Profit from Real Estate Now, and I loved it. I got excited and decided I was going to go out and do Lease Options. I started working on my Tenant Buyers list and was surprised to see that people actually responded to my ads. The issue was that the tenant buyers that I found wanted more than what they could actually get in order for me to still make a profit.

Do I Need Any Contracts

I got a call today from a sellers realator,I made a offer on the house,30% off on the purchace price,she wants to get with me so she can write up the offer and do all the paper work.Do I need to take any kind of paper work myself?

My First Journal From Rydal,Ga

Hello To everyone. I am a stay at home Father of 3 beautiful daughters. Like so many others I have been forced to start completely over at the age of 40 so I am pretty excited about this opportunity. I am waiting for my book but I am reading my pdf version. I am completely brand new to real estate/investing etc.so I am very glad to see so many others who are not.
