In response to weekly blog #120- The myth of the leisurely life, I think we learn early on with each time that we fall down or bump into things that we will survive the scrapes, bumps, and bruises of life. With that said, each one of us is individually conditioned by what we have thus far experienced. For most of us we start school around the age of six and I know I always looked forward to Friday because I'd have a weekend break. That mindset carried over into my work life. So, I would not say that I expected to live an easy leisurely life. I do see that we also learn to live a life of regimen thru school and work. That means we had a systematic plan to get our education and then we had a work regimen.

March 18th, 2011 | posted by RiffolaOkay, so it's been a while since my brother and I got the books. We're taking a much harder approach now and looking forward to making our first deal.
It seems that the best/most sound advice is to create a buyers list first, although I've seen quite a few success stories of people who locked up a deal and THEN found a buyer. I'd hate to tie something up and have it sit without being able to close on it, but I guess that's part of the game!

We like the south east, but not FL. Find out the Price and divide it by the NOI. If it is around 10% we look into it farther with the rent roll. We like properties to be above 35% to 75% filled.
We will buy multiple parks or apartments lower then 100 units if they are in the same area. Usually sold by the same owner or Bank.
The area the property is in should have signs of new growth, such as; companies expanding, new companies moving in, widening of the roads, new schools, etc.

March 14th, 2011 | posted by blackboardI have a family that looked at a house they want,do to their cicumstances,they want my help.He has 3000 for a down payment and can pay 400 on rent.The house is listed through a realtor,do you want to do a lease option,when a realtor is involved (if the seller agrees)how can a make this happen where we both win.

March 11th, 2011 | posted by SassafrasI was terrified when i wrote out four offers sitting down with Rina's favorite agent to sign the papers a while while back! Will this feel any easier??? Where is this coming from? Well, was i nuts? cuz i didn't even know where the final funding was coming from yet after initial transitional funding! lol, i have since heard that 'where there's a will, there's a way!'. As i watch and learn, i realize that when a property is bought, there usually is a buyer or alternate buyer(s) in mind for it already as an exit strategy.
I got to follow a precedent-setting MN case a bit; I learned that a landlord can lose a case and not be able to evict a non-paying tenant if the other side has a better attorney! Good lesson there. Have well-worded paperwork/agreements/leases/contracts in use!
How can investors make money from putting a tenant in a rental property

I work along side a couple of realestate agents who have rental properties however, Im trying to figure out what approach to take so I can make a profite from putting my tenants in their rental properties, can I charge them a "finders fee"

March 9th, 2011 | posted by rresnick2112Its about time I finally take the plunge. After ordering Deans system about 2 years ago and it sitting on the shelf, Ive decided to get off my butt and quit dreaming and start doing.
Around 2 months ago I got excited again and have been reading almost everyones journals and learning as much as I can from this DG site. All the info and so much detail is so amazing, and overwhelming. I love this family of Doers and Go Getters. Ive absolutely immersed myself in and tried to soak up as much as I can. Its awesome.

March 9th, 2011 | posted by davejinpaI have been reading and studying real estate investing for at least a year now, maybe more and I am tired of reading and studying, I want to get started with my first deal! I guess that the reason I don't get started is like all those before me, I am a bit intimidated and frankly don't want to make a costly financial mistake.
I have spoken to the folks in Dean's Real Estate Academy before about coaching however I don't have the money to pay. I am at the point where I think that the only way I am going t be successful is to be coached. Besides my wife would kill me to spend that much money on coaching! This certainly influences my decision.
I have been close to a couple of deals however felt very nervous about committing to these deals without someone helping me evaluate these deals.
