Well! I did my first over a thousand dollar bird dog deal. I wish i could have done more-but i feel i did all i could have. It was a S/S and i went through the ordering of all the bank forms and did the financials with the homeowner. I got to a place where i was getting very nervous, so i step aside and gave it to a Realtor to complete the task. (Payoff $1200) I learned a lot and not sure if i am cut out to do S/S, but a least i can say i tried.
I am now going to focus on a wholesale deal and shoot for 5k. Pray for me please!

Deans new insider elite is incredible. I'm not able to take advantage of it yet but that's ok. I'm working through the 30 day blueprint program and am working on building my buyer's list. September 19th, 2012 | posted by engelterri3I am doing lots of connections from the Elite webinare. Have been doing some chats and connecting some investors to wholesalers. They are out of my area and I hope my helping them comes back around.
It takes a lot of time friending people and reading posts and journals.
I have to get some yellow signs to replace the white ones I bought. then start connecting with the success training I bought into. I have to make this work. But it seems someone is always wanting me to do something for them, or listen to them.
Its my villian within I am dealing with.
I will stay connected to DG and not give up.

I have 2 investment properties that need to be assigned asap in northwest illinois.
I did some heavy negotiating on these deals to make sure the investor gets some good cash flow and profits right away out of this.
Negotiated seller to pay closing costs and they have an agent, so they are also paying that. Also negotiated to receive rent from each unit for that month of closing and any security deposits attached. Plus, got great prices on these 2.
I'm looking to assign each for only 5k which would be 10k for both.
One is a multiplex with a rental income on 4 units of 1695 a month. The next property is a duplex right next door and the 2 units bring in 1040.

Some of them can be picked and chosen - however, the overall purchase price becomes 200k less if they're all purchased as one. Therefore, that price would be 3.5 Million. The yearly Cash Flow then, after taxes, and management costs, is 600k. That's a guaranteed 17% return. There is a significant finders fee in it for me if I bring a buyer to the table, so Wholesalers, feel free to put me in contact with a buyer to get your percentage. My First Deal! 3.5k Finder's Fee

I thought I'd tell you about my first deal.
I acquired the lead by establishing a contact on the inside at a Bank, and representing myself as a Cash Buyer. I've been working on my Buyer's list for over a year now, and it's a pretty impressive accomplishment. I estimate I represent hundreds of millions of dollars in Cash, and private investment funds. Needless to say, this in itself, gave me the confidence to go ahead with my venture - knowing that, if I found a deal, I'd certainly have a buyer.
