Hello every one, I found an agent it seems like he his willing to work with me, he sent me a listing of properties, I think these are good deals any one interested in buying one is 20,000 SQ FT three 2fm, and one 1fm anyone interested let me know.searching for buyers, want to make my first deal happen.

WOW, what a first year, Dean and Matt are my Inspiration.

Wow, what a year, I never wud have thought I wud do 10 deals and I wud make over 40K Forty frikin thousand dollars sittin on my butt buying and selling houses that I never seen and never took title to, and also to have a couple of rentals bringing me a serious cash flow every month. Help on putting together creative offer

On Monday I was driving through a neighborhood that I frequent and I saw a house that looked vacant. I stopped and started to look around and sure enough it was. I took the address down and when I got home I started to do my research. I found that the owner lived right in that same neighborhood, not only that, but there was no mortgage on the house it was free and clear. Instead of sending him a letter I decided to go right to his house. There was no one home so I left him a note on his door. 2 days went by and I didn’t hear from him so I visited after 5pm and found him home. As I did my research I found that he owned a couple of other houses through out Jacksonville. Anyway I knocked on his door and I introduced myself and told him why I was there.

Contacting Home Owners on Preforeclosure Listings

I've found a house I want to make an offer on and I was thinking to knock on the door and try and convince the owners that working with me to do a short sale would be better for them than chancing foreclosure. The truth is that I'm just getting started and don't know why this would be more beneficial to them and my RE agent insists I should submit my offer through him and he will submit it to the owners RE agent whom I know won't try to convince the owner to do the short sale. What should I do?

"Homework" email

OK. I think I found a good agent. He just sent me about 9 properties in response to my initial phone call to him this morning. Per, Dean's instructions I sent him a homework email. I pasted it below for open critiques. Please tell me what you think (everyone!):

I'm working on the first day of the "Rock Bottom Blueprint". I just got off the phone with an agent that sounds like he will work with me. My question is: should I stop looking here and see how it works out with him or continue looking for more agents? If so how many agents is too much for a single metropolitan area?
