I came across this property from one of my lead generations site. The owner has recently moved out of the home, she’s had it up for sale for the last 3-4 months and no takers. It’s a beautiful 2000 sq.ft. Home on a 1.5-acre site. Plenty of trees and an above ground swimming pool that needs a new liner, It’s in a really nice country setting.

September 24th, 2012 | posted by Rando1My bird dog that found our last deal and I, made $7,750 each just a few weeks ago, so wudnt you know it, he's now really motivated and found us another junker.
We got this boarded up junker on contract for $10,000 it's in a lower income area and I've had several local investors look at it and they never called back. The house is about an hour south out of Los Angeles where prices are still much higher than the Central Valley area. I decided to run a bunch of ads in the LA area and see if I cud find an investor that thought a 25K house wud be a great bargain.
Probate Leads

I know to look for the owner, their address and so forth, but the addresses are all over my city. Should I only look at addresses in my farm area, what if a spouse or child has the same address, do I still market to them? I would like any input as to what criteria other investors follow when pulling leads at the courthouse. Thanks!

I've been on here more in the last week than I have forever. I have been readin DG books for a long time and feel I'm about ready to get my first payday. September 20th, 2012 | posted by drhookerWell, my wife and I have played around with this long enough. We attended a 3 day workshop over three months ago, but have not yet gotten started. We are both unemployed, but I am currently still receiving unemployment compensation, and we are also both receiving social security benefits (we took it early at age 62). We didn't plan well for retirement, and now it's either sink or swim.
We also purchased the Success Academy course, but I got a little overwhelmed with all of the information and kind of fell back a little bit. I'm now reviewing all of the material again and getting ready to launch our real estate investment career.

September 20th, 2012 | posted by nancy01Well, here I am. This is all new to me. I have Dean's program "30 days to Quick Cash Formula" and am finding it very informative. Lot's of Homework to do. I have found a realtor that I am hoping works out, he has agreed to get me lists, etc.
My daughter and I have made up some Bandit Signs and plan to put those out this weekend. I'm only going to have them out on weekends, around here DOT picks them up during the week.
I am excited to get this going and doing my first deal. I have to admit I am a little nervous, never been real good at talking with people I don't know. But I am ready to step out of my comfort zone. Until I do nothing is going to happen.

September 20th, 2012 | posted by katditI am new to investing. I have been trying to do wholesaling for 2 years now. I have some buyers and have been trying to find properties. I have tried online advertising and had no luck. I've tried putting out signs they all got taken up within a months time.
I have been looking for someone to partner up with and haven't had any luck yet. I have also been looking for a realtor.Some people say you dont need a realtor right away. Trying to start with no money. Not sure what I'm doing wrong. Maybe not adverting in the right free online places when looking for sellers.Most buyers dont want properties from the MLS. I have been trying to figure out how people do it all online. Wondering what free online places to go to that work.If anyone can help let me know.
