need financing

Good morning DG family, I went out and viewed a couple of properties this morning. They both look pretty good. I want to make an offer but I have an obstacle to over come and that's the upfront money of 5K. The brokering company is willing to be flexible on the price with a cash offer but, firm if I use a lender (conventional finance). Once I was looking on this site and one family member (Anita) had a list of Lenders, I can't find that posting anymore. Does anyone else in the family know of any "unconventional hard money lenders" that I could contact to secure the needed financing.

Greetings...from 'nother newbie.

Several years back I invested into a Real Estate program while living in CA and did fairly well; but did not take it too seriously. I have since moved to York, PA (No, not New York Eye-wink ) an the drive to return to real estate as a full time job is becomming al-encompassing.

I purchased Deans books over Thanksgiving weekend and am anxiously awaiting their arrival. This web page and his current insights are just what the Dr. ordered to stimulate my desires! Thank you Dean.

Greetings,
I purchased Deans two books BARM and PFRERN. the books arrived on Monday 11/23 and I started my reading with BARM.
I am currently up to page 143, the chapter about setting goals. I am absolutly learning alot although I know some of the chapters will have to be reread for a full understanding.
I have also been spending much time here on this site reading the forums. WOW so much information.
