OK, a little bit about myself. Me and my girlfriend are self employed in the food industry with "no money down" and since the business is new we are not seeing a R.O.I. at the moment. We also don't have a house and lost our apartment; mean while living with my father. We desperately need a house for our 2 children. I have read Dean's book "Be a Real Estate Millionaire" and got stuck in analysis paralysis! But the other day I saw his new Infomercial and I am back at it. I cannot give up or put things to the side anymore. This is the best time to get into RE and I don't want to miss the boat!

Finding Deals Through RE Agents
September 8th, 2010 | posted by Epidemic2115In deans book he talks about fsbo deals and how the distressed owners can mean profit if its a win-win for everyone. But can u find the same type of success just looking at MLS listings. How do u talk to the agent? What do u say? This might be that feat of the unknown again. Thanks again guys.

I never saw any of Dean's infomercials, but I did see the last five minutes of The Hansen Report when he was on as a guest. So I ordered the book. I was just ready. Of course, I had been "ready" many times before. Like so many of us, I have purchased thousands of dollars worth of "Get Rich Quick" deals and none of them ever worked. I have participated in dozens of the MLM deals and (sigh) am still dead broke.

Last Saturday was my Birthday, and. coincidentially, I received in the mail the Edge 10 DVD's!!! To me that was a sign to start taking action, so here I am, taking my first step, starting my journal...
I've been watching the videos and reading and re-reading DG books (you shouldn't read them only once); also watching the webinars, which help me get motivated to start taking action. (I can get involved in reading and reading and not taking action-I think it's fear of failure?) It all seems a bit overwhelming, but I know that if I put my heart into it, I can overcome my fears.
I've been reading many of the journals and posts here, and needless to say-they are so inspiring and very helpful-every one of them. Hopefully one day my journals will help inspire someone too.

I read two of Dean's books last month and really enjoyed them. After reading the books I formed an LLC, applied for my EIN #, opened a business checking account and am ready to go. I also joined the local Real Estate Investors Association.
I'm working with two Realtors... one for REO's and another for everything else. They both have automated systems sending me properties daily.
My 800 # voicemail system is set-up... and for the next 3 weeks I have an ad running looking for cash buyers / investors. The ad points them to my 800 # and ext... so they can hear how I work and how we can work together.
It's an exciting time!

I'm here because I see abandoned homes. Everyone else just drives right by them, but I see them all the time.
What's worse? When I do see them I have to stop and have a peak through the windows. And in all honesty,I've even been known to take advantage of open doors for a self guided tour.
I know, I know I shouldn't but this is a strange addiction!
That's what started the journey that brought me here. It always seemed like such a shame, these people-less homes. How could I help them find families? Can I turn my strange talent into a new career?
We shall see.

ACTION is one of the single most important things thats needed to be taken in this world of investing. You promote ACTION TAKING more than any other "guru" out there,. Your books alone have MORE than enough knowledge for anyone to start a new life investing in real estate.
The first steps to take

I would like to know if the DG fam had any advice on where to start. I am new to the world of REI but I know that if I have things that need to get done and constantly pushing forward, I will not allow myself to fall backwards.

I DESPERATELY NEED HELP

There are two REO properties that I made offers on and the bank so far as counter offered one of them because my earnest money was too small. Right now we are just dealing with one but was told I will be paying the same amount of earnest money on the other property as well since both are from the same agent. So the counter offer is $3000.00 earnest money but they accept to pay the closing cost. I have tried a lending club but they won’t lend to me because my credit is bad. So right now I am looking for a small private moneylender to lend me $10,000. I have 48 hours to accept the deal and come up with the money. It’s a really good deal. It’s a 4bdrms 1.5bth the asking price is $130,000 but total view puts the estimate value at $267,838.
