Well here I am sitting in my cluttered office scoping in on the DG site and putting out my feelers. I got a reply from another DGer in my area and looking forward to meeting him and brainstorming. Got a realtor and a mortgage guy, gonna talk to him in the morning. Got a property in my sites with high hopes and determination. Watched the first DVD yesterday and really liked Rina's presentation, but I couldn't read the signs when she did her skit but I got the jist of it.
Hope to make enough soon to go to the Success Academy. Working at a dead end J.O.B.(translation Journey Of the Broke) and just want to do something I love, looking at houses, and having the feeling of doing something worthwhile instead of mundane. Well, enough raving for tonight. Will keep you posted.

Getting Started

Here I am, DG materials scattered all over the bed and I'm scouting the investing center. Beginning the Set For Life System and I am certainly ready to be set for life. Tonight I am utilizing the 30 day fast start audio and Monday I'll hit the assignments I received from my coach as well as call on properties I have numbers on. I've got at least 3 properties in which I need to locate the owners. Wow, I've got a lot to do.

Goal for upcoming week:

Need 3 good realtors
Stay on track with above assignments
Get 1 property undercontract within 2 wks, (Sept. 26)
Partner up with John A

Fixing Up My First Deal

Yesterday, Septtember 09,2010 we went to the house I did my first deal on and really started getting some work done on it. Up until now we only had a little time here and there, due to Rick's 12 hour days at his job, and the kids getting home from school and my night home daycare. When Rick has a couple of days off, the first one is usually for getting sleep since he gets home at 5:30 am. So we usually have part of a day and a day to get anything done. There isn't a whole lot besides demo we can actually do because we only have a little money at a time to work with. I haven't found anyone yet who wanted to do the funding for the repairs, so it's slow going.

I'm new. Any advice on focus and drive?

Hello! I am new to the forum. I ordered the book "Profit from Real Estate Right Now" about 3 weeks ago, and I still have not really gotten started. It's motivating to read your comments.

It has been hard for me to focus on real estate, due to family circumstances, my great need to generate an income NOW (as in YESTERDAY), school, career development, and a part-time business. Everything seems to be in the way of each other, though I emphasize that I am very grateful to God for all of these blessings.

It may not seem like it, but my desire to generate a substantial income through real estate is very high. It's been on my mind for a good number of years, and I believe this is the time. Moreover, it is essential that my family acquire its own home in southern California, ASAP.

Hello DG family, I just received two of dean’s books “Your town your real estate and Profit from real estate right now”. I ordered Dean’s "Think a little different package" which had “Be a real estate millionaire” about 2 years ago and I was serious about learner the methodology and I also paid 5’000 dollars for the mentoring but regretfully did not have the confidence in the mentoring group he used, I tried to get my money back with no avail.

Hello everyone. About a week ago I purchased Dean's book "Your Town Your Real Estate Profits". I've been a big chicken for a long time as far as trying to really learn about real estate. I'm in debt, my credit is bad and I'm tired of being broke for many reasons besides hating to live check to check. I'm sure none of you want to listen to my whole life history especially if it sounds like I'm having a pity party. I kept running across Dean's infomercials and said to myself, enough is enough and I finally broke down and bought his book. I have the slightest idea what I am doing but God always has the last say so and the prize goes to the one who finishes.

Any help would be appreciated!!!

I have three deals I'm working on.

Keep in mind, I'm Assigning or Bird Dogging.

1st property -(FSBO)Seller's father died(seller is the executor)and he is now stuck with a Reverse Mortgage. He has to pay $70,000 to break even. We can't do a Lease Option because the $70,000 needs to be paid in full. He has a month or so before the bank starts the foreclosure process. I will be looking at the property this weekend. From what the seller tells me, the home is in good condition, with the exception of cosmetic work. I will determine the cost of repairs when I go there this weekend. This home has $40,000 equity.

Where to start! After receiving Deans books over 1 1/2 yrs. ago, I am no longer procrastinating! I am jumping in with all my heart and energy. I have wanted to do this for a very long time - now is the time! I have come to the conclusion that I have nothing to fear but fear itself and when I truly think about it, what is there to fear? I currently hold a real estate Brokers license and it finally occurred to me that I already find buyers/sellers in my current business so why I can't I do this for myself.

I also have just received Deans SFL system and have been watching the DVD's and am blown away by all of the creative ways to invest.
