Courage.

Prefect's Log: #1
Currently reading Dean's third book and watching the Gain the Edge 2010 dvd's.
Things to pray for more courage to take action for:
1) Call local banks to find a no-seasoning refinancing bank.
2) Call realtors in the area to find the right fit for looking for great deals.
3) Set up a toll free number that people can call from bandit signs and flyers.
4) Call some numbers from "For Sale" signs and make some offers.
5) Find a broker.

MBEHRENS Investing Journal

Well it is finally made... Figured this would be even more of a way to keep me accountable! Well I met my Realtor today after finding two private money guys and figured out what we are looking for and how to streamline the process. We plan on offering on 10-15 properties every week. These will mainly be REO's and Short Sales.

Thanks to Michael Mangham for all of his help in this process. You have really gotten me a jump start and it is great to work with someone in my home market that is using the same strategies. I look forward to doing ALOT of deals with you!

Bryants Ever-So-Often Investing Journal

I've been spending the past several weeks getting back into my real estate investing and trying to get back into my groove of doing it. Starting over isn't as scary as one would imagine. Well it is, but then that all goes away and then you know you're games back. I've been having an agent friend that I made last year sending me over mls listings specific to my criteria and out of the last five that she had emailed to me, the last one was a really motivated seller. This property I'm currently working on locking up under contract within the next few days and one of my buyers has expressed an extreme interest in it, so by this weekend he and I will have to work out the details and hopefully do some paperwork to lock this deal up.

San Marcos Texas

My name is Mike and I am interested in investing in the San Marcos Tx area. San Marcos is located between Austin and San Antonio on what is known as the IH35 corridor. This area is predicted to be the next DFW (Dallas Fortworth). Combined with the surrounding hill country I feel there is real opportunity here in both residential and commercial real estate. San Marcos in particular is growing largely due to the increasing number of students that are attending Texas State University each year. Essentially we have a never ending stream of renters. I am new to all of this and I was wondering if anyone has been in a similar market and had any insight as to where I should start. There are for rent/lease signs all over this town and I feel I am sitting on a gold mine.

Taking a step

Today Im taking a step forward. Got the newpaper and started marking some house that are going up for auction. I was thinking of calling the lawyers that are representing the banks to see if I could lock up the property for a small period of time at a cheaper price in till I find a buyer. Then fear and uncertainty kicked in, but like they say. " NO GUTS, NO GLORY" Today is the day that I will take a step and plant a seed to my future... WISH ME LUCK

I'm Nicho, I'm 26 and I'm starting this journal so that in the future I can look back and see when I made my decision to drop the fear and fight for my dreams!

It's funny, I can remember seeing Dean's Infomercials from years and years back, always wanting to order, but I never did. Over the years since I was 19 years old I've ordered pretty much every other real estate course out, looking for answers and direction, but all of them were just copies of each other with tons of pages but no real substance or direction. Then, a few months ago I ordered deans 2nd book, getting his first one free with it. I loved them. Then I ordered his last one, YTYREP, and It's like a light bulb has gone off in my head and a fire in my soul has been lit to make it happen.

Advice

Where do I ask people for advice on me trying to make offer on house I'm living in? IE: short sale because the lady who owns the mobile home I'm living in hasn't paid so it's now in forclosure. There's about $12,000.00 worth of damage to this 97 model home and there is $22,000.00 owed on the house but I'm not going to pay that, so I thought I would make an offer and see if they take it but I don't know anything about short sales or when to make the offer or what kind of form I need. Can someone please help or at least point me in the right direction? Thanks

Well here we go! I've been meaning to start my journal for some time now, I have no excuses! About me: I'm not new to investing, my wife and I own several rental properties in central N.Y.,we are from eastern Ma. We purchased these properties in the conventional manner over the last 5 yrs. I'm a professional carpenter wich makes me predisposed to purchase fixer uppers. I like the residual income it offers but I'm not so keen on being a landlord, I think many of you can relate! That being said I'm ready to fill my wallet today not in 10-20 yrs.( I'm 45yrs and ready to enjoy it now!) I've been going on DG.com for several months now and really enjoy the support and comraderie between members of the "family". Recently I purchased " Edge 2010", massive amounts of info to digest!

Same Intensity

Hello everyone. For the past several months i've been trying my best to build my buyers list, I realized that the Intensity of the problem is the same with having properties without buyers. I encountered too much pressure before when I tied up the property, and took me nearly 2 months to Assign it because I don't have a buyer. The seller was so ****ed and I need to deal with her. That was my first deal. Since then, I realized that I need to have buyers and now that I have, my buyers are calling, emailing me for some great wholesale deals that I have but unfortunately, right now I don't have any that fits there criteria.

Does my size really matter?

I bought your books about 5 months ago and I yet to do a deal. Its all because I do not know how to get started. where to go for properties and my main concern is that how do I talk to people. I am 27 years old and only 5'4" and really skinny guy with a baby face. People tell all the time that I look younger than my age. So I am just worried, about how would I ever talk people into buying from me and why would anyone take me serious.
