Whatsup yall, my name's Jacks and I'm fresh to the DG community and courses.

I'm 25 years old, live in Southern California and have been interested in Real Estate and investing for quite some time and just this past March I was introduced to Dean's material while attending a Tony Robbins event.

The material and what Dean was talking about immediately clicked so I signed up for the program offered (4 weeks to Freedom I believe) and now am getting my feet wet with his 30 Days to Freedom book as well as getting ready for the edge in a couple weeks.

Week 1:

Yes I said WEEK... via I don't get daily access to the internet right now...

My laptop crashed so hoping to get another one soon once I hope to get enough scholarship money in... for I am back in college doing what I love to do which is Horticulture (Plants)...

I have been thrown in a deeper hole now via I got suited by my own father for he thought he knew what was best which was to listen to his wife instead of his own flesh and blood... and get Guardianship of the person and me being declared Incompetent so that takes my driving capabilities away...

So right now im working on getting that changed.

I had a beginning investor private message me that she had a smoking hot deal with an extremely motivated seller who wanted 30K for his property which has an ARV value of 90-110K
This DG beginning investor happens to live in my hometown and just so happens that's near where the property is located.
It's interesting how sometimes these deals just fall in my lap, and of course other times it takes massive amounts of marketing and time, effort and expense.
What's crazy is, I started Real Estate for completely selfish reasons, to only make money, and thought of nothing else.
I never expected the elation I would feel from helping sellers and beginning investors.
The excitement from closing on a big deal is off the charts and so is the lows from a deal crashing in flames.

Never read any books, listen or watch any videos or MP3’s on Real Estate wholesaling & investing.
Refuse to take a class on improving computer skills.
Refuse to learn salesmanship and people skills.
Refuse to read and learn anything about improving your mindset and motivation.
Refuse to learn about how body posture and tone of voice and enthusiasm effects your life and money making capabilities.
Refuse to acknowledge you may have a bad attitude and be stubborn and argumentive.
Dwell on past mistakes and hold grudges over lost deals.
Keep pouring effort and time into a dead end job.

Shud I report a back stabbing Real Estate agent?

Last month I had a Realtor named Raul call me about a trashed 2 story ranch house. I got it on contract for 45K and flipped it for 57K and the deal went down fast in just under 3 weeks.

Last week my bird dog Jose finds another junker in the same town. I called the seller and she said they were hoping to get 35K for it. I was wondering how much to offer & sell it for and I sent the address to Raul to see if he cud get 40K for it. He lives in a nearby town about 20 miles away.

Raul said he wanted 4%. I offered him a flat fee of 2K & told him to add his fee on top of the 40K and he never replied back.

Vacant for over 10 years

My bird dog Jose was out trolling the small town about 20 miles from where he lives and sent me the address of this kinda cute but severly distressed house.
I sent the address to my Title girl, soon she sends me the name and mailing address of the owners. I sent out a post card on this and others that Jose found and soon this seller was calling.
She tells me its been vacant for 10 years and they had hoped to fix it up but were now considering selling if they can get 35K Joe says he purchased this house for $200 and take over payments 25 years ago and its been long since paid off and was a rental for many years till it got trashed and vandalized.

How to offer for this property?

Hi there, hope everybody is doing well.

I joined Dean in 2011 for the Edge, spent $20K almost, but since I was staying home single mom and no bank would do a loan for me and I couldn't get mortgage to finance my offers, during that time, I didn't want to do wholesale. So I quit, and now I am very regret to miss the big uptrend. I started to look for deals again a few weeks ago.

I found this lady in her 67 of age, she has a few properties and wants to get rid off

One is a 5 units bought in 2003 for $350K, loan on it $402K, rental income $6500/month, property tax $9K, 6.25% interest paying $2527/month, other misc expenses $500/month, she wants to sell for $1 million, but she doesn't want to pay capital gain, how should I work a deal with her?

NAKI RE Solutions - Journey to the top!

I'm caught up on all of the trainings for the No Money Flip Master class and I am so eager to get started! I am really leaning more towards wholesaling...at least at this point. I definitely see myself doing buy/hold and possibly flips down the road, but I want to master the art of finding exceptional deals before I move to the next step.

Here is what I have done in the last 7 days:

-Created a company: NAKI Real Estate Solutions
-Ordered my business cards
-Put out a CLs ad for an intern to help with putting out bandit signs, fielding calls and building a buyer's list
-Joined several RE Meet-up groups (first meet-up tonight)
-Created a So Cal group on this website (waiting for people to join)
