He Inherited Granny's House & wants a quick Cash Sale.

I spent 200 buks last month on a new list of Fresno Absentee owners. I got busy and sent out a ton of post cards already. It was discouraging, I wasn't getting many calls and I've already spent about 5 hundred buks on stamps and supplies.

Well lo and behold, I got a call Sunday from guy that inherited his Granny's house and wanted to do a quick sale. I looked it over and did the math, it was a 3/1 in a bad area and in decent shape.

I called him back and offered him 50K The after repair value is 109-114K

Seller tells me he already has an offer for 58K, I tell him, you know, I can do 60.

He then tells me he's waiting on another offer.

He's only slightly excited about making $2,500

I got a call on a house in a small town about 50 miles away, I checked it out on Zillow and Google maps. I mailed an offer for 50K
Sellers said they needed 70, I told them on the phone I may be able to come up to 60.
I met them at the house a few days ago with my bird dog/partner that found it. He's also a General Contractor. I gave him instructions to point out all the deficiencies so we can get the price down.
The problem was, the house was in really good condition cept for counter tops and flooring. The after repair value is about 110K
We tried to get it at 55 but sellers wudnt budge. My buyer wants it at 65K
I'm still a little excited about making $2,500 each.
Although a few years ago that seemed like a lot of money.

Day 1

So today I took the day off to begin 30 Days to Real Estate cash. I took the day off to see what it would be like to work from home if this actually worked… and So far i have completed in 1 day what the book reccommends to do in 5. I have contacted a very willing RE Agent who is sending me listings from MLS as we speak. Im very excited to see where this goes and I look forward to any advice you guys can give me in this very early stage. Especially info about contacting potential buyers/investors for the listings she is sending me.

Land contract

Hello family, I have a possible investment situation I'm looking to get into and could use some advice. A coworker has a home their looking to get out of,she said she's ready to just walk away. Between the repairs mounting and the taxes, my coworker has become overwhelmed. I'm going to make arrangements to go see the house in the next few days to speak to her further and possibly take photographs. She told me that she has $22K left on her loan. I'd like to help us both by wholesaling the house and then again I'd like to lease it with rights to sub-lease. What about a land contract? My question is if I get into a land contract with her and she sells the house what happens to my contract? Or what can I do to retain my interest in the house?

$23,000 Assignment fee split 3 ways

This is insane. A wholesaler from out of state (Utah) calls my buddy Bob and asked if he wants a junk house. Bob lives 50 miles from where the house is located. Were here in Central California. Bob calls me bcuz the house is located in my city. I email my buyer the address and the price and he wants it. Brad the wholesaler from Utah was being really difficult, demanding a $5,000 non refundable earnest deposit.

I told him that was ridiculous cuz he had the house on contract for 25K and it looked like it shud be bulldozed. Finally we all agreed to a 2K earnest deposit and the buyer was OK with it. Buyer got it for $48,000 and he's a realtor and I don't know what he flipped it for.

Another Wholesale deal done!

Less than a month ago I had a 3 property package deal and I can't believe we just sold 2 of the properties for the profit that we was looking to make for all 3 and still have the last one for sale! This is crazy!

Where to start?
So, this week has been everything I have not sure expected it to be. I am sick and tired of not being able to truly live how I am supposed to. I stumbled upon Deans book "Your Town Your Real Estate Profits." To me, that was just the laws of attraction in action. Anyway, I posted two ads on craiglist, one says I have houses for sale, the second is I buy houses. I know Im going to get some responses from this. I just dont know what Im going to say to them because I dont really have these houses. Today Im going to post an ad to find a RE Lawyer. Your welcomed to leave me some helpful comments below or if you just want to share your own journey with me.

First Rejection!! How did I do?

Got my first rejection today while taking my baby steps into the shallow end.

Long story short I call a Keller Williams office out of my area just to practice the conversations before I reach out and build relationships in my hometown.

Cut to the second office I call and I ask the realtor if he'd send me a list of cash buyers in the last 90 days.

His response: "No"
Me: "Why"
Him: "Why would I send you a list of my cash buyers?"

I genuinely didn't know, I thought, 'Shoot, why would he send me a list of his buyers?'

So I didn't even brush back over the beginning of the 30 days book so I may have done this completely wrong, my question is did I do this wrong or is he just one of the bad apples in the bunch?

I sold an old Motel on the old Hwy 99 for a 15K Assignment

Holy Crap, I've been running my "I Buy Houses" ads on Craig's list for a few years now and I got a few deals that way, but they are far and few between.

And now it's even worse cuz there are dozens of ads, all these new wholesalers and their Granma's.
Every few days or at least once a week or 2 I go on Craig's list and renew my ads, cuz, it seems futile, but why not, it's free.

I was going to offer 110K, Seller only asked for 100K I Sold it in 1 Week for 114K

So, have you guys got any deals cookin? I got 3 deals ready to close, one for $15,000, one for $14,000 and one for $8,000 all assignment fees.
And with the 3 big deals I already closed on this year I'll surpass what I did in 2014 and holy crap its just 4 months into 2015.
Fewer deals and higher profits, maybe I'm getting better at finding them or negotiating or all of the above.
Well actually, on this one house I paid 2 girls 75 buks each to hand out my door knob hangers. I thought maybe they threw them in the trash cuz I never got even one call, till 2 months later I got a call from Angela who said she lost her job and had health issues. I asked her what she wanted for her house,
