U.S. Commercial Real Estate (CRE) is expected to have a positive year in 2014. Investors are continuing to borrow money for CRE investments. Credit performance is improving and the expectation is for lending restrictions to loosen in the coming year.
Though rising interest rates are expected in 2014, investors are happy right now to buy up long-term investments at current fixed mortgage rates. Banks, life insurance companies and CMBS, Commercial Mortgage Backed Securities lenders are all eyeing the commercial real estate market favorably.

I have an accepted offer on a SF. I'm meeting to sign contracts today. The challenge is I'm not sure which contract to use. The deal is with another wholesaler, I told him I was an wholesaler too. We're not sure which Contracts to draw up. Is it the Assignment of Contract?

I spent most of my life working for someone else, sometimes 2-3 jobs, to pay the bills and make ends meet. It meant being away from my children and missing many of life's precious moments. In the last 10 years, I had a wonderful career in Healthcare, where I was able to make a positive difference in patients lives, everyday. I worked really hard and those above me enjoyed promotions and raises as a result. I also traveled, a lot, and the fast paced always on the road lifestyle, took a toll on my health and my relationships.

I've been sitting on the fence for about two and half years now. I know!!! Well, TODAY I made the decision to jump off the fence on one side or the other. Either to opt to go a completely different direction and forget about starting a real estate investing company ... or to opt to commit 110% to being a successful real estate investor (wholesaler) and put the last two and a half years spent studying to good use. Can a L/o be Done On A property Which Has A Condo Restriction (55+) since I'm 22 years of age

When I had called him over the weekend He asked me if I would be interested in his house ( 2 bed/2 bath) which is free and clear and I was like "yea it looks like a beautiful house just what we are looking for, can you tell me a little about the house besides what you stated in the email?"
I let him pour out his heart lol to me and then he was like the condo is in a 55+ community and he ask me if I was up to 55 years old and I told him no but my partner is up to 55 years old. At the end of the conversation I told him "I'm still interested, let me talk to partner to see how we can work this out I wge back to in the next couple of days."

I contacted a seller (61 year old lady) who was interested in doing a l/o. she owns a vacation property 6,000 sq ft Lot size 1.47 acres in Miami 8 bedrooms and 4 bedrooms fully furnished . The property looks out-updated on the outside in terms of it needs new painting and a good landscape. Then a guest house I bed/1 bath which Her brother has been living there for more than 4 years or so.
we have been emailing each other back and forth (building rapport). So she wanted me to call her to we can chat. SO I called her yesterday. I was trying to find her motivation hot button.
What should I say When a l/o buyer ask me if I'm the owner of the l/0 property

I know between the seller and I (the seller is the landlord and I'm the tenant) and between me and the my buyer (I'm the landlord and my buyer is the tenant).
Here is my concern what if my tenant buyers ask me if I'm the owner of the property since my name is not yet on the title but I'm the trust of deed.
What am I suppose to tell them?

Need Some Advice On A Lease Option Lead
November 29th, 2013 | posted by tcmiamiI posted a ghost ad for L/o seller on CL and got a seller in Miami who was interested in doing a lease option with me
She 61 years when I check on whitepages. This property is in a great neighborhood 9 bedroom and 4 bathroom sitting on a 64,033.2 SQ FT. I checked on the public record and the property is free and clear but I noticed there is a VAB Pending and a Block from Deed due to VAB. What does that mean?
She got back taxes of $6501.27 (for 2013).
This house has a lot of potential. it's zoned as a multifamily and 9 more units can be built on this lot
I need someone to help me with some creative exit strategy which I could use on this lead?
I already emailed and ask if the property is vacant?

My Thankgiving Message to my DG FAMILY
November 28th, 2013 | posted by tcmiamiI am thankful for God being ever present in my life and always protecting and providing for me, my family for loving me unconditionally and the bonds we share . I am thankful for my health and to even be alive.
Also I am thankful for being lucky to come across DG.com back in June 2013 and to start investing in Real Estate. I'm thankful for all my mistakes which I have done in REI because it has help me tremendously and elevated me to another level of life. I'm thankful for the amazing resources which Dean has made available to me on DG.com. I'm thankful for my amazing DG family who has been supportive towards me in one way or the other in terms words of advice.
I will appreciate today like I appreciate every other day.
