So.... I finally found where exactly to post a journal so everyone can see it!!
I had been keeping a daily blog of my progress (like a journal) since purchasing Deans "30-Days To RE Cash" book, and; unfortunately cannot transfer ALL of my posts to here... So, I will just kind of Catch everybody up...

What's your biggest fear?

This morning I woke up to a scary dream. I was back at my old job, sitting at a desk, wanting to take some time off of a work and debating how I was going to ask my manager. Then I woke up, "I'm not where I should be, but I thank God I'm not what I use to be."

Fast forward to now, at the gym, going driving for dollars after.

So I ask this question, what's your biggest fear that is pushing you to succeed in Real Estate?

Sunset Properties off and running. Will not stop till I succeed.

It's been a very long road for me. I figured I would begin a journal this time so I can hold myself accountable.
Am I scared? Absolutely. I've tried others in the past and when i found Dean's articles and videos, I knew who I must listen to. About 2 years ago, I joined the DG Family and well, had so many naysayers that I just gave up. I tried, got scared, and RAN!
I'm so tired of running away that I am ready to push forward. I'm not going to give up anymore. I know I will need Dean and the entire DG family for this endeavor. I know my why's. I have had this in my heart for the past two years but was so afraid to take the first step. Well, here I am and I'm not backing down to fear anymore.

30 Days to RE Cash: An Airman's journal while in Korea!!!

Hello everybody, hope you guys are doing well. What's new with me, well I had to make a new journal since I wasn't using the old one and I was updating my profile, also some plans changed while here in Korea. Turns out I really like it here and love the people so I KAIP'd(Pretty much extended my stay here from 1 year until the end of my enlistment). That being said, nothing real estate wise has progressed Sad I've lost track of my "why", I've become complacent here in the military, I earn income and I don't suffer from the stress and depression that comes from having financial responsibilities that I can't uphold to due to lack of funds anymore. My mother and my sisters were/are my why but now I have the capacity to send money on a consistent basis so I've lost a bit of the passion.

How do I get around 90 deed restriction

I have a end buyer at 475k. The bank has a 90 day deed restriction. Purchase price 440k. Anyone know of any 90 day transactional funding companies?

Timeshares

Maybe you've heard of 'timeshares' by now, if not, WHO profits from them??

YOU can and so do the ppl that Sell them.

EXAMPLE:

You buy a $200k property (usually resort) and Sell 'Weeks' to 52 ppl for X amount.(52 wks in a yr)

Sells weeks for $8000 EACH for life + dues/maintenance. Fees are what add up for the buyer.

Seller sells property for $416,000, MORE than double the money invested and buyers pay All fees/maintainence.

Depending on What Week# you buy, you can Rent the unit for More and profit or use it, or some cases transfer to another location.

THINK outside the BOX if you want to make money!!!

BTW I have deals like this available and others that are NOT timeshares that net $20-40K year.

I Made $2,500 for sending an email.

My competitor and I have been battling it out for a while, sometimes bidding on the same house. He actually copies my Craig's List ads almost word for word. I admit I was a little annoyed. But still I would email him occasionally to brag about my deals and to see what he's been doing.
He tells me it's been a bit slow. A few days later he calls me and says he has a house on contract that he cant sell. It's not my usually vacant junky flips, this is a nice big home, it's in an older neighborhood and the house is rented.
It seems the renters and the landlord are in dispute about something, making this landlord distressed.
Alan had the house on contract for 72K I suggested we add 5K to the price and see if my buyer wants it.

Feeling Guilty - Wholesaling

Of late I am having a tremendous sense of guilt about wholesaling with assignment strategy.

1) We are not being upfront when we tell the RE Agent
that my deal will be all cash deal, making them
think we are the end buyer but in actuality we are
looking to Assign the property.

2) Looking for desparate seller because they are in
bankruptcy, divorce, death in the family, and then
putting in a low offer to make our spread.

3) When we tell the cash buyer to pretend as a partner,
inspector etc.when they go to look at the property
and not reveal their real identity to the seller.

4) Putting Bandits signs when we know the town has an
oridinance agaist such activity.

Self-Directed IRAs May be Growing in Use

In an article this week over at nuwireinvestor.com, the future growth of self-directed real estate investment is discussed. In a standard IRA or Roth, you aren’t allowed to do a lot to direct your investments. You may be stuck with decisions made for you, or you’re restricted to investing only in stocks, bonds or mutual funds. Depending on the Custodian, you may have a little latitude, but you definitely won’t be buying and holding rental properties.

TENANT WHO IS BEHIND HER PAYMENTS GIVING ME A HARD TIME TO VIEW THE PROPERTY

I got this lead from a rent ad in a newspaper in miami and I have been building rapport and following up with the seller for the past 1 month and half.

He is a tired landlord and he has two properties to sell to me. I have 2 buyers already on my list and I plan on building my buyers list for this property during this time before I get this property under contract.

The tenant of one of the property is 3 month's behind her rental payments.

I told the seller not to let the tenants of these properties know his intention of selling.
