Hi All,

I am on my way to make a first deal, when Everything was going well with this deal, the sellers Attorney comes back and says,

she has issues with the words AND/OR ASSIGNS in the contract and would like to speak to my attorney.

The attorney I have hired was only for accepting the deposit monies and not sure if he can handle this situation,. I am calling him any ways.

Additionally this a motivated seller and want to get over with.

Any advice on how to make this deal happen.

If I try to double close when can my end buyer order an inspection on the property.

When and how do i start out when investing in property. Do I buy my home first or should I start with an investment property?

After all, stock funds have returned about 150% recently in a little over 4 years, and bond funds have had 30 good years. There IS a bond bubble, and possibly another stock bubble. Chasing the stock market by loading up on stock funds is not the best idea; nor is being heavily invested in bond funds.

I'm actually shaking as many trees as possible to help him sell a nice Hacienda Property of over 4650 Square feet and have tried getting commitments from people but I can't seem to get anyone to bite yet...but even if they do, what leg do I have to stand on if it's already under contract with my friend...

I've actually read 3 of Dean's books but I feel so overwhelmed that all I've been able to accomplish is; calling the court house to get info on foreclosure info and upcoming auctions, speaking with various agents to send me comps on deals that meet my criteria, calling Real Estate Attorneys with questions about the legality of investing in R.E. without a license, posting bandit signs and whether the "as is" and or assigns is legal or not.

I'm need to know alittle more about proof of funds if someone could please explain with detail thanks and have a great day.

The lady down at the Title Company is friendly and talkative and always seems upbeat. She talks a bit loud and I can tell she has that extrovert personality. Anyway, she calls yesterday and tells me my check is ready on yet another deal I just sold.
She then tells me, you know Randy if you’re having any trouble selling one of you deals I have investors that will jump all over them. I said really. She says oh yes, in fact the lady on the house you just sold a few weeks back, Martha, told me she had other offers and choose you because you seemed so nice, honest and trustworthy.

Last 2 months ago I almost closed on a deal and I was 3ft away from gold. Unfortunately, I lost the deal because the seller agent wanted pof funds together with the bank statement.

Honestly I felt like giving up after that happened but instead of me giving up or losing my momentum, I made a huge commitment to create a solution to this problem.
