I've been thinking about your nearby choices of properties you have available. If there aren't a sufficient number of houses with motivated sellers, you may want to investigate vacant land. There must be lots of areas that have been broken up into consumer-sized parcels, with decent access and the likelihood of getting water. It sounds like Bisbee is working to make the town more attractive to new residents, and vacant land is where values can rise quickly. The good thing about vacant land is that many sellers will carry back financing, so excellent credit isn't necessary. If land prices have been adversely affected by the market conditions, some owners may want to sell out at a bargain price, especially if they have owned it for several years. Even without extra money to make monthly payments with, you could find someone looking for a good deal and either get a finder's fee or double-escrow it (similar to an assignment). If the parcel could be divided, it's even better, because you could find a buyer for part of it (you sell it to him) and use his down payment to buy it with, and his loan payment to you to make the loan payment on the original parcel. Years ago, I bought two different parcels by selling a part to someone else so I could buy it in the first place. Do you think you might be interested in pursuing that?

That sounds like a great idea and I have been working on a 6 acre parcel that I think will be worth a lot one day. I got the guy to drop the price by $30,000 straight up, after I checked out a few things with the county assesor. This was great, but I still think it is overpriced but I am not sure on that. Things are heating up in the market here due to the mines opening and this property is on my mind all the time.
How do you go about selling a parcel of land to someone before you buy it? I have been thinking about this and I could not understand how I could do it. Surely I cannot advertise 2 acres for sale of a piece of the 6 acres before I even brought it?

Dean's 15 minutes to Fulfillment audios????
I am going through Dean's 30 day fast start audio series and in the second one he says that I should have listened to his 15 minutes to Fulfillment audios. I never received any and I can't find them on this site?
I did a search but it came up with nothing.
Can anyone help?
