Also, would like to thank your DG employees who are working hard on the back office to assist you and Matt in planning, organizing, controlling, and executing the plan to make private money and cashflow properties become a reality and make it easier for DG students to become successful in the REI business.

In terms of my post title, you couldn't ask for a better Christmas gift then what you and your staff are doing for the DG members here including myself. Again, I'd like to express my deep felt gratitude and thanks to you Dean for being one of the most well rounded down to earth investors I've EVER come across.

Thanks so much for all you do for all of us. I have not made my first deal yet but I am working with a cash buyer trying to find her a great deal in California. We laugh because we both have a Champagne taste on her beer budget but with everything I have learned so far I know that this is the business I want to do for the rest of my life and I am having so much fun doing it. I am so glad that I saw you on T.V. because you have everything in place for the Greene to break into this business. Can't wait to be able to be making deals on my own and with you and Matt.

The only concern I have is other real estate moguls have done similar things and then the rentals they were locating and encoraging their students to invest in, became oversaturated. I remember hearing some unfavorable things in the end. How are the locations you're picking going to avoid that problem.

Great Blog Dean. I have been trying to find cash flowing properties for a year or so now. I found out that it is very important to open your eyes to all the areas in the Country. Not just your local area. As soon as I started looking outside my state, I have fould many Cash Flowing properties now. I plan to make many offers at the end of this month and I will be closing on at least one of those offers in Jan 2011. Can't wait to own a cash flowing property. And I am thrilled that you are now showing your students how to get into them with financing help from good Private Money lenders. Great job Dean.

WOW!! I have not yet once to come to Dean's site and find something that was in your words Dean "Willy Nilly" LOL! I am definitely amazed at what I learn everytime i get on here the people the support the whole community!! I am very new to the real estate game and no I haven't even made a first "DEAL" yet but I don't think I have too too much to worry about because with Dean's awesome awesome products I've purchased weeks ago and going through the steps and techniques that he's given me along with the motivation and sincerity that he gives off, I know without a doubt it will work!! Dean you are an amazing man "The man with the plan" I should say! THANKS for all you've done and what you keep doing on a day to day basis....for all of us! Dean, I just listened to your blog and I really wish and hope that I can be one of the lucky ones that can get one of the properties that you talked about. My husband and I are doing everything we can to try to find a buyer and we can not find one. Who knows fate may come our way. If it is ment to be it will happen. I pray for help and do the work thats all I can do the rest is left up to fate. Did I work hard enough for it? Is it my turn or is someone else in more need than I. The biggest obstacle for me is finding funding. I have had more than one broker tell me "sounds like a great deal you found, but without the down payment, I can't help you." I am now making some offers on short sales without the downpayment and will see what happens. Can't win if you don't play.

I want to wish everyone here a happy and safe holiday.

Its been a blast communicating with all of you these past four months. I have learned a great deal from a lot of you, and I hope that I have helped some others along the way.

I think 2011 is going to be a great year for all the investors here.

Just remember as you go to stop and help someone else along the way. It will make you feel good and you will project a more positive attitude to others, which will make people more at ease with you when you are trying to close that deal.

First and foremost, I'd like to wish everyone, Yes everyone a very special and wonderful holiday season.
Second, We're waiting Dean but I wil persevere anyway. I'm still looking for owner sellers who are motivated. As well as preforclosures to try and help some folks hang on to what ever equity they may have. Looking forward to tying in with what you are working on to help more folks out of a jam then maybe make a little something that I can leave my children in the future.

This is actually my very first quote on your site since I have joined your amazing network.

The way I look at you is, I've seen a lot of Real Estate mentors and you are like no other. You are 100% active and carry live conference meeting with all of us students. The best way for me to describe you would be like Mike Krzyzewski (basketball coach for Duke University). Meaning, there are many college coaches in our country and they all know the strategies of how to play basketball but there are a few that really know how to implement very well to their students to where thier students understands the teachings and actually see what is being taught and, to believe in the coach. So just like in Real Estate, their are many mentors out their and they understand real estate investing but to teach it and to get the students to see, understand, and believe what is being taught, is difficult. And that's what you do!

So, I just want to thank you for always keeping us on track and keeping our motivation up, because that's is what is so very important to be successful. It doesn't happen over night but every day that you keep motivated, keep thinking about it, and keep taking action, you will go no where, but Succeed!!

In the begining it may seem like a long tunnel but if you don't pay attention about the length of the tunnel and just know that you're making steps towards the end of the tunnel, before you know it, you will be in the light and shining bright and feeling so wonderful of your accomplishments!!

i have done everything that there is to do at least i think i have to at aleast recieve a phone call or two. I advertise on my vehicle ,
i am on craigs list i have my own website,i put out flyers i put out bandit signs i run ghost ads and these days to asign is just not working
you have to have the money to close and that end buyer in place i am dumb founded why this isn't working for me. Hope you can help alott of your students because i think we need it. Merry christmas and happy holidays

No I haven't made my first deal yet but I've been close! what I have received tho is opportunities and they get better and I get closer as long as I haven't given up. And I realize after 6 months...I know a whole lot more about R.E. and what not to do and what to do since then. So I'm anticipating a great 2011 and I hope you all are too!
Now about PML. It's great to hear you guys are working on getting private money to the table and I hope as you do, that you'll be able to find higher amounts available for those of us in CA and other high cost areas where deals "are," but 300k vs 50k ain't. At least not for newbies with no credit. Of course anything you can do will be welcomed and thanks for all you guys do for your students. Happy Holidays!!
