Hi, I haven't actually done any deals recently. I have done a total of 5 in my life. My number one suggestion is DO NOT SIGN UP FOR ANYTHING THAT YOU HAVE TO PAY A LARGE FEE FOR TO LEARN TO DO THIS STUFF. You will learn as much from this website as you will ANYTHING that will be recommended as helping you get started or mentoring you. I did and I am using money now to pay off my credit card that I could have used to invest in property.
Find a good real estate attorney that can advise you because in Louisiana if your name is not on the title of the house or you are not the buyer you have to be creative to get paid when you do an assignment. They don't pay 3rd parties at closings here. I think the idea of contacting a realtor and having them search the MLS for cash buyers is excellent. My ex-wifes husband is a broker and I am going to ask him to run a list for me. I have found that in this market cash buyers are like gold bars.
