Great information as usual. Look forward to future information on both topics. Have not done my first deal yet, had to move from Phoenix to Show Low due to wife's employment. I still look forward to invest in the Phoenix real estate market within the coming year and will look for opportunities here in the White Mountains also.

Hello I need to know what is it that I need to do after I find properties I looked at 11 houses today,alot of work ,but fun. Now I am asking myself ok, I have found potential properties I can work with. Now what? I want to find investors who will work with me. I need to do my due diligence in this matter.Where in Charlotte NC can I find investors. I have some great ideas ,dreams after the fact,when I start acquiring properties.
I don't want to go it alone I want to build a great team,who believes in my objective.
Do you have advice for me ? My dreams will benefit others. I believe God gives us dreams,gifts but it is up to us to utilize our gifts.

Day before Monday,just doesn't come fast enough. Up at 2:45am on the road at 3am at work at 4am. Out at 4pm home at 5pm. Feed the dog & the fishes. Start the cooking this way my son & X have something in there stomach.I love them dearly but I just don't know where to start. I have buyers but I need a good deal for them. Just wanted to wish you, your family and your staff a very Merry Christmas. And I appreciate all the infomation you and your staff provide.

From my understanding (limited because I am fairly new to this), hard money lenders provide funds for short term investments so you have funds to purchase, possibly rehab, and then time to market and sell your property. Would a hard money lender be interested in providing a loan that goes out 5, 7, or even ten years? If you are finding properties with tenants that we can hold for a longer term than a flip, how does this work in terms of the hard money?

Second will your hard money lender be willing to work with those of us that have had a foreclosure or have limited funds, but a strong work ethic and a stout heart!

Also Dean: Please contact a friend of mine Greg Sharp at the Retaja Group www.RetajaGroup.com . He is a good Christian man who I think is headed in the same direction that you have described that you are. He just put on a seminar I attentded that was fantastic. Greg was an engineer who helped design the program that polished the hubble telescope's lens. He is very smart and has done 100's of millions of dollars worth of real estate projects varying from single family rehabs to condo conversions, helping other investors get started and now the financial side. I don't want to put his phone number out here but it is on his website.

I think whether you utilized any of his services or not you would enjoy talking to him. He could at the very least be a great asset for our real estate investors in California. Keep up the good work and I wish for your family a very Merry Christmas!

Even though I am a night owl by nature, I had another reason to stay up last night.

I got to see the beginning of the Lunar Eclipse before it got cloudy.
It was SO pretty with an orange color, just as the news said it would probably look.
I read too that it is amazing that the first day of winter starts today too.

While I've been up, I decided to read all of the comments from Dean's Weekly Blog like I use to do.

I agree with others Dean, that this is one of the BEST things I think you have offered yet!!

I would like to know too if the Private Money and Deals will be only for Success Academy Students. I hope not, for the majority of us may fall into the category of those that have not been to the academy.
