Having A Buyer's List

I've seen a couple of programs recently that offer lists of active buyer investors - hundreds of them. One was even free, but the vendor of the program, of course, wants to share in the profits. I've also seen other programs like that where the vendor wants $6000 to participate in their program which is laughable, of course.

Unless it's free, I don't see any reason to buy into such a program. Who's buying houses is public record as deeds are recorded at the courthouse. If someone is recording a lot of deeds, they may be investors, and you just contact them and ask if you can work with them or call them if you find a property they may be interested in.

But, being a realtor, there's even an easier way for me, because I can see in MLS all of the properties sold in the last 3-6 months or whatever time frame, what was paid, etc., etc.

I really need to get started in investing, now, but I need to figure out how to do it without violating Texas Real Estate Commission Rules with whom I am licensed while making the most money.

Yeah a lot of the time I will just pull up public records and get that information from there as well.
Another place I have been able to get some good contacts and buyers.

erosquist1: I appreciate the info. I saw some company that provides 700 nationwide lenders, but I can't seem to find them, again. That sure would save me a lot of time and research.

there are so many

there are so many online co's out there offering buyers lists, sellers lists etc. Some are good, some will simply take your money - bottomline, as always, do your do diligence before making any decisions. You have access to the MLS which is an great resource for you. Some areas post real estate transactions weekly in the newspaper - check your local newspaper, it could be another resource for you.
