Absentee Cash Buyer Letters

When sending letters to absentee owners that were cash buyers in a particular area, should the letter be computer printed, sign name and hand address the envelope? Or does the entire letter also need to be handwritten too? Thanks.

Does anyone have any phone scripts for calling distressed sellers that are working well for them? Any other phone scripts would be helpful, too.

Had an absolute great day today....spent the morning networking with serious investors and a few newbies this morning over a friendly game of CashFlow, which we meet and do in the morning of the 3rd Saturday of every month. Had a nice Mexican lunch....and then we got down to brass tacks.

3 bed and up. We can do 2 beds in some areas.
1.5 bathrooms and up.
1100 sq. ft and up.
1 car garage and up.

Purchase price should be in this range $100,000 to $700,000. We will pay all cash.

(ARV) after repair value should be in this range $150,000 to $1,200,000

Doesn't matter if the bank still has a tenet living in the property. We will honor the lease but prefer to have an empty property.

Doesn't matter the condition of the property. We will factor in remodel cost when making an offer.
This is how I figure out remodel costs.

Getting More Buyers

I had 5 buyers all proofed up and got 2 properties ready for them. The properties are SFRs with renters and property management in place. The properties are offered more than 20% below ARV and yields 12% C-o-C.

Yet my buyers did not bite, and neither did posting the properties on craigslist. The properties are in Memphis, TN, and I am in CA - so putting up bandit signs and any other local activity is out of the question.

Any suggestions out there?

What question should you as a buyer when they call or what type of form you can create to add possibly to your website/page to gather information from the buyer so that can you keep that buyer in mind when collecting information on property from the sellers?

Bandit Signs still work!!

Last weekend I had the opportunity to attend the Boots on the Ground event in Phoenix along with Matt Larsen and I learned a ton about negotiation techniques and the mindset needed as an investor to "create the deal" with your offer as opposed to trying to find that one needle in a haystack. What I was most astounded by was the response the other attendees got from posting bandit signs. Of the 30 attendees that posted 25 bandit signs on yellow perforated cardboard using a heavy tip permanent black marker, they averaged 15 calls/day from real buyers actively looking to purchase real estate in that immediate area.

Those of you that haven't ever put up bandit signs, you owe it to yourself to give it a try....you may be pleasantly surprised at who ends up calling!

Ghost ads and how to reply

Hi everyone,

My husband and I have a couple of questions that we would love some help with. We have put out some ghost ads in order to continue with our buyers list. The problem we are having is that some investors reply by saying they are cash buyers and want pictures or the address to the property. Since these are ghost ads, the property doesn't actually exist. I know if we actually had a property under contract they should be able to view the property if wanted. How should we reply when this happens? We don't want to lose a potential investor.
