Many people don't realize that they have reic's right in their own area. Real Estate Investment clubs are an incredible place to network and connect with local investors, real estate agents, real estate attorneys, loan officers, contractor, hard money lenders etc. When starting out in real estate finding reic's in your surrounding area should be the first thing that you do.

Best tips to attract cash buyers using Craigslist
August 31st, 2012 | posted by landonicI have been working on building my buyers list and of course tried to use Craigslist to help build my list. So far my results have been mixed to find qualified cash buyers. I have used a lot of techniques I have learned in Dean's books and other sources and haven't had the kind of results I want. I have run several nicely crafted ads at least once a day for the past week and have even thrown a ghost property Ad out there as well. I am also making sure I post the Ads in the different real estate sections to maximize exposure.
If you have had great results finding buyers using Craigslist then I am curious to hear how specifically you are doing it. What does your Ad say? How is it laid out? etc....

I just had to post this. I just got my first hit from an invester on Linkedin that is talking about building apartment houses. I just asked him what his idea was. I know it's not mutch, but it's quite exiting to have my first invester contact me about a deal after a year of placeing adds all over everywhere.

How Do I Get Expired MLS Listings?

Buyers list software?

I have a binder right now with all my buyers but,
I was wondering if there is some type of software that is available for keeping tabs on your buyes? If the software is really good You can type an address and all the buyers that buy there will pop up or a price range etc, you get my point.

I am trying to build a buyer's list for the area I'm in which is the far northwest suburbs of chicago, I have posted on craigslist for the past month and did google searches for buyers. So, far no responses from craigslist and when I called the one's I found on google they didn't want to invest this far out of chicago. I will be calling bandit signs in my area tomorrow. I contacted my real estate agent for the cash buyers in my area so far she has sent nothing. I have copied some of the ad's I found here(sorry!) figuring if you all got a response using them why wouldn't I?
