OfflineI had 5 buyers all proofed up and got 2 properties ready for them. The properties are SFRs with renters and property management in place. The properties are offered more than 20% below ARV and yields 12% C-o-C.
Yet my buyers did not bite, and neither did posting the properties on craigslist. The properties are in Memphis, TN, and I am in CA - so putting up bandit signs and any other local activity is out of the question.
Any suggestions out there?

Learn to work your Local market first.
IF you meet your buyers Criteria and they are REAL buyers they will take the deal unless you've overlooked something and the numbers change or you are asking too much of assignment fee.

First off, Mike is right - revisit your buyers criteria and make sure you covered everything correctly. Is there something that you missed? Did you talk to them about why they passed on these properties?
Moving forward, if you want to market the properties - go back to the basic marketing techniques that you learned to find your buyers.
- Craigslist and other free classified websites
- Real estate investment clubs (talk to other investors there)
- Some other websites where you can post your properties are: www.myhousedeals.com, www.connectedinvestors.com, www.****
