Here are a couple of suggestions that I have found helpful in my own business.
Do your homework-
Run your numbers. Don’t leap into a deal without taking the necessary steps to make sure that this is a good deal, and something your buyers are interested in.
Don't be afraid-
Once you have done your homework, don’t sit on the deal. Get it submitted. Fear is a detour from our goals. Move past it!
Always be willing to walk away-
This is not the only property you will find. Whether it’s your 1st or your 500th. You have to know your numbers and your buyers. If this deal isn’t working, don’t break your back trying to make it work. Walk away. Move on.
Don't rush things-
I'm using a lot of direct mail marketing, yes it still works.
Does anybody have any experience with mailing list companies? I would like to find a good one without a bunch of trial and error, okay I admit I am lazy. So if you are using one that you like, please let everybody know.

Just tried calling some competitors "We Buy Houses" numbers.
First number got phone system recording "Not reachable" and some weird code explaining why (??)
The second guy, first said, "I BUY houses, not sell them." When I said, "Yes, but when you BUY them, don't you then SELL them?" Of course, all his houses THEN are "in escrow". (Yeah, we've used that one before)
When I tried to tell him my parameters of what I'm looking for (not that he bothered to ask), he just cut me off with, "When I get some more I'll call you." Good Bye.

Can anyone tell me, or break down the scenario of what Matt means when at the edge 2012 event he says that you can get your buyers to go faster and buy properties from you and then refi them. And is that no season refi, and then be able to pull all of their (the buyers) money back out for cash flow. I don't really understand this. Thanks, Tammy
Hey Boys and Girls,
this is the perfect time to get aggressive with our Bandit Sign campaigns. Why, you ask? Easy, we are getting close to major elections and all the cities and towns are littered with those signs. If we put our signs close to the political signs, what city official would dare to pull them up. But be sure to use your own stakes, don't nail them on somebody else's property, like poles and street signs etc.. I'll be out there Saturday morning before daylight! How about you?
Let's put yellow signs all over every city in America!

This past weekend I strategically placed my bandit signs all over the city I am investing in and was certain my phone would be ringing all weekend. However so far I have not received even one call which makes me wonder what I did wrong. I followed the instructions exactly as the books state and placed them in high traffic areas where people can easily read them at stop signs, lights, etc... I am curious if anyone else has had any bad luck with bandit signs and then made small changes with great follow up results? I of course want to keep using bandit signs but I don't want to waste valuable time not getting any results.

First off, sorry if this is in the wrong place!
A Realtor contacted me after I posted an ad on Craigslist regarding bringing in an Investor Friendly Realtor. I did exactly what Dean and Matt said. I will be interviewing this person more, but they said "I can help you out!"
Now they want to know what exactly I am looking for. I know what to say, but I also want to ask them to send me buyers too. I'm a little stuck on that part. Do I ask them to pull up the Cash Buyers up to 90 days? I'm a little stuck on the wording.
