I'm currently investing in property that meets the below criteria. Please PM me if you have something that may be of interest.

3 bed and up. We can do 2 beds in some areas.
1.5 bathrooms and up.
1100 sq. ft and up.
1 car garage and up.

Purchase price should be in this range $100,000 to $700,000. We will pay all cash.

(ARV) after repair value should be in this range $150,000 to $1,200,000

Doesn't matter if the bank still has a tenet living in the property. We will honor the lease but prefer to have an empty property.

Doesn't matter the condition of the property. We will factor in remodel cost when making an offer.
This is how I figure out remodel costs.

For basic clean up, some paint, and basic repairs we allow for $15 per sq. ft. Fairly new property
For moderate repairs we allow $25 per sq. ft.
For new bathrooms-kitchens etc and medium upgrades we allow $40 per sq. ft.
For major construction we allow $100 sq. ft. Needs complete upgrade

Location. Lets concentrate on the first 6 choices but if anything comes up in 7,8,9 thats OK.

1st choice is the greater San Francisco Bay area. This includes Sacramento, East Bay, San Jose, Pleasanton, Livermore, Napa, Santa Rosa.
2nd choice is Los Angeles. 15 miles radius from Santa Monica
3rd choice. San Diego. all of it.
4th Choice. All of Phoenix, scottsdale AZ
5th Choice. Denver Colorado.
6th Choice. Northern Detroit. North of Big Beaver road.
7th Choice. Memphis, Tennessee
8th choice. Dallas, TX. Houston, TX
9th Choice. Las Vegas, NV

7-Day Escrow. All cash. No Contingencies.
