Here are a couple of suggestions that I have found helpful in my own business.
Do your homework-
Run your numbers. Don’t leap into a deal without taking the necessary steps to make sure that this is a good deal, and something your buyers are interested in.
Don't be afraid-
Once you have done your homework, don’t sit on the deal. Get it submitted. Fear is a detour from our goals. Move past it!
Always be willing to walk away-
This is not the only property you will find. Whether it’s your 1st or your 500th. You have to know your numbers and your buyers. If this deal isn’t working, don’t break your back trying to make it work. Walk away. Move on.
Don't rush things-
Being patient is very difficult, but it’s something that needs to be learned. Everything doesn’t happen overnight. Wealth and success doesn’t happen in a blink of an eye. It’s great to have goals, but remember that Rome wasn’t built in a day. Allow yourself the time needed to do the “right” deals and become successful.
Aim high and expect the best-
Successful people are optimists. Don’t spend your time pining over the lost “perfect deal”. There are going to be others if you push forward. Remain positive no matter what you encounter.
Focus on their pressure, not yours-
We have a tendency to focus on our own pressure, on the reasons why we need to make a deal. Don’t fall into this black hole. It’s hard to climb out. Everyone selling or buying a property has their own reasons. They’re not ours, so don’t focus on ours. If you pay attention and listen they will tell you what is driving them. Find out what that is, and your deal is done.
Demonstrate how we are helping them-
Remember that everyone wants to know “what’s in it for me”. Let them know what that is. Yes, your offer is lower than they expected, and may even be less than what they need. But, if you focus on how this helps them meet their end goal, the negotiations will go much farther and smoother. This doesn’t mean you’re going to get every deal, but you never know how far it could take you.
Don't take it personally-
Business is business. Make sure you make that clear to yourself as you get ready to submit your offers. Don’t take anyone’s response personally. It’s not about you. Make sure you separate yourself. Keep your emotions out of it. Deals are deals, not personal attacks.
Now go get em!
This is definitely a people business; and the better you connect with your buyers and sellers, the more deals you will create!

How did you know what I was thinking and doing?? hahaha! I've found myself "guilty" of all the above at one time or another.
I think this is "it" in a nutshell, and definitely have it bookmarked (and saved/printed out)! Practice makes perfect and these are simple, yet essential guidelines that will help us all become and remain successful!
