Real Estate Investment Clubs to find Buyers

I am often asked which of all of the strategies that we teach for finding Investors/Buyers is the best. The correct answer is - All of them work, they just don't all work at the same time! Now that the political answer has been given (and is completely true!). I will tell you my favorite way and where the majority of my clients meet investors and build their buyers list.

How to find local real estate investment clubs:

- online websites: www.reiclub.com, www.creonline.com, www.meetup.com
- local newspapers
- talk to other RE professionals: RE Agents etc.

I love the re investment clubs because you can meet people in person. The people attending are looking to network and make new connections. Go with the intent of gathering as many business cards as possible. You'll have time to follow up and chit chat later. Now is your time to meet as many people as you can. Show up early (20-30min). Take a min 20 business cards. Typically your time to meet people will be before and after the meeting. If you go with a spouse and/or partner, divide and conquer the room. Real Estate investment clubs are worth your time to attend. It takes a little effort but you'll thank me later Smiling

I appreciate the info and inspiration and insight. What are some of the things that you say and ask when you approach someone? Do you have any more tips on how to get good info out of the people at these REIA's? So far I have not had a good experience with this and it is probably just me, but I get a wierd feeling that they do not want to give a lot of info like I might take a deal away from them. I have not done my first deal yet and this really bothers me. I do not have a poker face and you can read me like a book most of the time, so I can not say that I have a knack for finding good deals that no one else can. They will just look at me and say "Yea right, and good luck". I just have to be honest and up front.

I never meet a stranger. i feel like if i met anyone or all of you on here in person it would be like we have known each other for 40 years. i was a tour bus operator/ tour guide for many years here in my town so you can't exactly be shy and not want to talk to people in that position. i know the tourist are not there to kill me they are there to have a great time and im the tour guide and i love my town. so meeting people in person at a reia meeting would be easy for me.

NOW what i am scared to death of and what is holding me back is being afraid to go to the motivated sellers house and talk to them about the property they want to sell. it just scares me to death. but you see they're in distress they are not there to laugh and be a tourist.

I understand your fears and they are completely valid. People can see through you when you are trying to be something that you're not, so don't do it!

Be yourself! Investors will connect with you and appreciate you if you just be yourself. Everyone has a different approach and you need to find what works for you. I'm like you, I have a hard time saying "I have a knack for finding good deals" if it is something that I haven't done yet. Here's a suggestion -

"I'm new to real estate investing, I'm learning alot and I'm really excited! I'll be out looking for properties for other investors and I'd love to stay connected and let you know about the deals that I find. What kind of investing do you do? What are you looking for? Give me your business card and I'll keep you in mind."

I know this is a little out of the norm of what you hear but what I've found is that I have more success with people when I'm upfront, honest and am just myself. Investors love to hear about good deals and they love to help and give you some advice in getting started. They really don't care if you've been in business for 5 yrs or 5 min if you have a contract where they can make $25k (or whatever they are wanting) they are going to talk to you!

The value is in the contract. Wholesalers come and go. Investors may be hesitant at first and wonder if they will ever hear from you again. That's ok. Don't be offended by that. You do your job and do it right. If you say you'll follow up with them, DO. BE THE BEST WHOLESALER and you won't have any problems finding buyers and finding the deals.

Wholesaling is a win/win!

Take a deep breath and try again. You can do it! Remember, you can't work with everyone. If you have a bad feeling about someone then move on...NEXT! You are sorting through the Investors out there to decide who YOU want to work with and who will be an asset to your business.

Hi Walt please get over your fear, your still on that tour bus and a giude and if you go out and follow through as you did then you will be so successful it will completely suprise you, your fears are your own get them out of your head and heart, there just people and you will love them just as much as you did just do it ,it will get easier as time goes on , I have no fears and yuou wont either, just go out and make it fun, Jim

You can do this! I know you can. Is it cold-calls that you dread or just sellers in general? One thing that makes talking to sellers WAY easier is if you can get THEM to call YOU. It changes the whole call because then you aren't just a random starting from scratch with the seller asking how you got their #. Put out signs,flyers and on-line ads. When sellers call just get basic info about the property and tell the seller you are working with partners (this lets a little pressure off of you AND the seller)Sometimes the sellers are nervous too!! Say you'll talk to your partners and call back if you have more questions. You'll get alot of calls that just don't lead anywhere. Who cares! Use them for practice.
