As an official Trainer for Dean I have an opportunity to talk to students every day. I want to say that the importance of using well placed bandit signs cannot be overly stressed. These little marketing tools really work.

I want to invite those of you that are out there to tell us some of the things you write on your signs that work. Tell us where you place the signs.

Building a buyers list Phoenix AZ

Hey everyone. I was hoping to get some insight on how you investors in the Phoenix area build your buyers list. I'm currently working with a realtor who provided me with a list of cash solds within the last 60 days, but the problem is when I look up the tax info/mailing address on the assessor website they all show the old closing dates. None of them contain the current information from the most recent transaction, which leaves me no where when trying to find recent cash buyers in this area.

So basically does anyone know how long it takes for them to update this information? and in the mean time is there anyway to find the most recent buyers mailing address? or should I just be looking for cash listings that have closed later than 60 days?

A Great idea?

After the tragedy in Oklahoma and hearing on the news that they have what I believe is a lottery to help people purchase safe rooms. Does anyone think it would be a great idea to put in storm shelters or safe rooms with fix and flips, etc? The cost I believe is from 3-10K? Realistic or not. I would think it would be a selling plus for certain parts of the country.

Hey, I've been looking at investing for some time now and I research, but I still need to work some kinks out. If I was looking to partner up with a cash buyer, what would be the best way to make initial contact mail, e-mail, or telephone. Thanks for response.

Cash buyers

Does anyone have a cash buyer that will buy really low priced homes in bad neighborhoods.
I have one in ohio that a seller called my bandit sign and it's in a bad neighborhood and she wants to sell it. Prob would be under $10k.

Bird Dogging

Friday I went "Driving for Dollars" in my area and was surprised how easy (and fun) it was to find unlisted/vacant homes. I have 5 to bird dog and have posted the following on Craigslist and the local real estate investors Facebook page(I had to remove my email from this posting per site guidelines - but you can message me):

"I have recently found 5 unlisted, vacant properties in the Vista area that I would like to bird dog to another investor. I have home stats, comps, picture, and some contact information. Please email me at xxxxxxxxxxxxxxxxxxxx@**** with your contact information, bird dog compensation for SFH's in the $250k - $350k range."
Imagine the response I will get from buyers!

Contacting "For-Rent" listings for potential cash buyers

Howdy DG family,

For those of you have found cash buyers by calling For-Rent listings on the internet, I have few questions for you.
I have noticed the majority of these listings (on sites such as Zillow, Trulia, and Craigslist) are marketed by a realtor or brokerage. Do you call the realtor? And if so, I'm assuming you'd ask for the owners contact information?

I've always been under the impression that I would want to speak directly to the owner (and have the relevant conversation) so that I could potentially gain them as a future cash buyer.

Or am I missing the point? Are you using other sites where owners list and market their own properties?

Finding properties NOT on the MLS

While talking to investors all over the country I am often asked, “Is there another way to find properties other than the MLS?” As we all know the MLS can be a great resource for finding properties. However, with today’s real estate market we, as investors, must utilize other means, in addition to the MLS, to find properties.

On way to find properties that are not on the MLS is to market to “For Sale by Owner” properties. This is a grossly under-utilized technique that can yield extra ordinary results. There are many websites out there that property owners use to market their house. A few good ones are Craigslist.org, fsbo.com, and forsalebyowner.com. You can scour these websites and look for properties that fit your investing criteria.

Hi, my name is Jeb Dennis, a new real-estate investor following DG's techniques. I've started a REI business for extra income, but to also uniquely contribute to the music and arts community here in CT and NY. I am a classical pianist by training, but recognize the continuous need to create paying performance opportunities for musicians.

After reading Dean's "Profit from RE Right Now" and Chapter 11 on 7-Day auctions, I started an initiative (with fellow musicians) to host music concerts in the seller's home as part of any Saturday and Sunday weekend open house using the Marketing Consultant approach (as CH. 11 describes).
