Some People at the EDGE 2013 Asked me a Question about how was a good way to build your POWER TEAM. Well Indiana Joe gave em a golden nugget and i used and use it too. Go to 2 open houses every weekend hand out your business cards to the realtors there and talk to them then ask them a simple question, Do they have any particular contractors,plumbers, etc... they work with that they would recommend?

Best way to find buyers and deals?

I am a new student who has read the 30 Days to Real Estate Cash book, I have done boots on the ground and am very close to diving head-first into the wholesaling world. I just wanted to ask those who have experience what do you all find is your top 2 ways of adding buys to your buyers list and your top 2 ways of finding the best deals. Thought this would just be a little insight for me as I begin my journey. Hope you all have a great week/weekend.

CAP Rate vs Return on Investment or ROI

I had to clarify this for myself: Figured it may be useful to other newer investors.

I took a small portion straight from the article which states the basic points: ROI is your return on investment factoring in your financing. Its your annual cash flow after all expenses divided by your initial investment (out of pocket expense). ROI depicts the true percentage that you will make on your money in the first year. Capitalization rate (cap rate) is your ROI if you paid cash for the property. It doesn’t include financing. See link below.
